A leading Central Coast real estate expert says an influx of sea changers, billions in infrastructure investment and a ‘rightsizing’ trend have put key Central Coast prestige pockets in a rare position: not just holding ground amid broader market uncertainty, but primed to climb.
Stuart Gan, one of the Central Coast’s top-performing agents, says over the past 12 months, the region’s house price figures show several suburbs collected double-digit price growth, pushing house medians to new heights. Wamberal jumped 16.9 per cent, Pearl Beach rose 16.4 per cent, and Forresters Beach jumped 15.5 per cent.
“The Central Coast is also seeing high-end waterfront, historic and best-of-their-kind properties come to the market. Late last year, a Gosford penthouse smashed the Central Coast’s apartment record after fetching $7 million under the hammer.
Stuart says the growth of the region has been helped by hundreds of millions being poured into its infrastructure – including the $375 million Archibald precinct, a landmark 327-apartment mixed-use development, and a $348 million hospital redevelopment that has cemented Gosford’s status as a genuine lifestyle city.
Global prestige giant Christie’s International Real Estate – which launched in NSW this year after witnessing the long-term appeal of the state’s high-end property sector to international buyers – has also clocked the Central Coast’s eye-watering growth.
In a strategic move, the network has brought on Stuart, who has spent 25 years putting away multi-million-dollar deals from Forresters Beach to Patonga. Stuart has held the Central Coast’s highest single residential sale record on 14 separate occasions, achieved the region’s highest auction sale in October last year, and currently holds sale records for The Peninsula, Pearl Beach and Patonga.
