Auction volumes down slightly across Australia’s two largest auction markets.

Australia’s property market is heading into another busy week of auctions, with 2,159 homes scheduled to go under the hammer across the capital cities. While that’s a touch lower than last week’s 2,190, it’s still above the 2,112 held at the same time last year — a sign that momentum is holding steady as we move deeper into spring selling season.

Melbourne takes the lead

Melbourne is once again the country’s auction powerhouse, with 1,030 auctions set for this week. That’s slightly down on last week’s 1,082, but still comfortably above the 1,000 mark for the second week in a row. Compared to last year’s 974 auctions, the city is showing solid activity as sellers take advantage of strong buyer demand.

Sydney cools just a little

Sydney follows with 797 auctions scheduled, a small dip from last week’s 810. It’s almost identical to the same week last year (776), suggesting the city’s auction market is running at a steady pace. With clearance rates staying strong in recent weeks, buyers may face plenty of competition again this weekend.

Smaller capitals picking up steam

Several smaller capitals are stepping up their auction numbers this week:

  • Brisbane jumps to 144 auctions, up a big 17.1% from last week.
  • Adelaide has 106 auctions lined up — its busiest week in three months.
  • Canberra edges higher with 69 auctions, up from 63 last week.
  • Perth almost doubles its activity with 12 auctions, compared to just seven the week before.
  • Tasmania is quiet this week, with only one auction scheduled.

What happened last week?

Looking back, 2,190 auctions were held across the combined capitals, making it one of the busiest weeks in recent months. The clearance rate came in at 69.3%, slipping slightly from the previous week but still sitting well above the 64.4% recorded a year ago.

  • Sydney stood out with a clearance rate of 73.7% — its best result since early 2024.
  • Melbourne came in at 67.1%, a little softer than the week before but ahead of last year’s numbers.
  • Adelaide impressed with a nine-week high clearance rate of 73.8%, while Canberra and Brisbane delivered mixed results.

The outlook

The coming weeks are expected to get even busier. In fact, around 2,420 auctions are already penciled in for next week. With clearance rates holding strong and volumes rising, the spring selling season looks set to build plenty of momentum.
