Auction Activity Surges Ahead of Spring Peak.

Australia’s property market is gearing up for one of the busiest weeks of the year, with 2,436 capital city homes scheduled for auction in the week ending 14 September 2025. This marks a 14.8% increase from the 2,122 homes taken to auction last week and is almost on par with the same period last year (2,457).

Melbourne and Sydney Lead the Charge

Melbourne is set to record 1,172 auctions this week – the city’s highest volume in 15 weeks, up from 1,085 the week prior and above the 1,164 recorded this time last year.

Sydney follows closely with 914 auctions, also a 15-week high. This is a sharp rise from the 725 auctions held last week and slightly higher than the 872 auctions seen a year ago.

Smaller Capitals Maintain Strong Activity

Among the smaller capitals:

  • Brisbane will host 150 auctions (up from 144 last week).
  • Adelaide has 114 scheduled (up from 84).
  • Canberra sits at 80 (up from 70).
  • Perth activity dipped, with just six auctions compared to 13 last week.
  • Tasmania has no auctions scheduled.

Clearance Rates Remain Solid

Final clearance rates for the week ending 7 September show resilience across most markets:

  • Sydney: 71.1% (down from 73.7% but still above 70% for six straight weeks).
  • Melbourne: 68.0% (up from 67.1%, and well above last year’s 60.9%).
  • Brisbane: 74.8%, its strongest since February 2022.
  • Adelaide: 75.9%, its highest since September 2024.
  • Canberra: 68.6%, showing steady improvement.
  • Perth led with an impressive 84.6% success rate.

Across the combined capitals, the clearance rate reached 70.0%, the strongest result since February 2024.

Outlook

Auction volumes are expected to climb even further next week, with over 2,600 homes already scheduled. As spring selling season gathers pace, both buyers and sellers appear confident, supported by rising clearance rates and sustained demand.
