So, pull up a chair, and let’s dive into the nitty-gritty of what’s shaping our property landscape, ensuring you’re well-equipped to ride the wave of opportunities in this dynamic market.
Unit Rents Surpass Houses: A Surprising Shift in the Urban Landscape
In a remarkable turn of events, the Australian urban housing scene is witnessing a significant shift: unit rents are now outpacing house rents in many capital cities. The Domain Rent Report has highlighted this unexpected trend, revealing that the median rent for units and houses in combined capital cities has hit the $600 mark weekly. However, the growth rate tells a different story – a staggering 20% increase for units compared to a 9.1% rise for houses over the past year. Cities like Sydney, Melbourne, and Brisbane are at the forefront of this change, reshaping the rental market dynamics.
● Sydney: Unit rents soared to $680 per week, marking a 17.2% increase, while house rents climbed to $730, up by 12.3%.
● Melbourne: A 15.6% hike in unit rents took the figures to $520 weekly, with house rents not far behind at a 14.6% increase to $650.
● Brisbane, Adelaide, and Perth also reported similar trends, with unit rents climbing faster than those for houses.
Dr Nicola Powell, the esteemed chief of research and economics at Domain, notes that the affordability of the unit market has dramatically shifted post-pandemic, with a renewed interest in city living driving up demand.
The Resurgence of First Homebuyers
Despite the challenges posed by rising rents and tight vacancy rates, there’s a silver lining: first homebuyers are making a strong comeback. Data from the Australian Bureau of Statistics underscores a 20.3% surge in first-time homebuyer loans in the year leading to November 2023. This resurgence is a testament to the enduring spirit of Australians, eager to claim their stake in the property market, with the average mortgage for new entrants now standing at $505,000.
States like Queensland, Western Australia, and South Australia are leading this charge, offering more accessible entry points for first-home buyers, a trend that’s redefining the landscape of Australian homeownership.
A Glimmer of Hope: Easing Vacancy Rates
For renters, the journey has been fraught with challenges, but recent data signals a slight easing in vacancy rates, offering a glimmer of hope. PropTrack’s latest figures reveal a national vacancy rate of 1.12% in December, a modest but meaningful increase. This slight improvement in cities like Sydney, Melbourne, and Brisbane hints at a potential shift towards a more balanced rental market, though rates remain critically low in Perth and Adelaide.
Eleanor Creagh, PropTrack’s Senior Economist, emphasises that while the easing is slight, it’s a step in the right direction, potentially heralding a period of stabilisation in rental prices.
Median Prices: A Testament to Market Resilience
In a reassuring sign of the market’s strength, median house prices have made a robust comeback, fully recovering from the previous year’s downturns. Oxford Economics Australia reports a record national median house price of $939,000 in December 2023, indicating the market’s resilience and growth potential. This recovery is particularly notable in Melbourne and Sydney, where listings are on the rise, though low levels of listings in Perth, Brisbane, and Adelaide suggest further price growth in these areas.
Maree Kilroy, the report’s author, anticipates that predicted interest rate cuts in late 2024 could fuel broad price growth, with units likely leading the charge as more affordable options.
