The first thing to understand about social media is that it is meant to be \u2018social\u2019.\u00a0 That is how it got its name.<\/p>\n

Many agents think it is a platform to push their latest listings or brag about their latest sale.<\/p>\n

That would be like going to a bar b cue and saying out loud\u00a0\u201cLet me tell you about my latest listing\u201d<\/strong>\u00a0or\u00a0\u201cI just sold a house \u2013 how good am I?\u201d<\/strong><\/p>\n

You would stop getting invitations real quick.<\/p>\n

That is what you are doing on social media but it\u2019s worse, because a lot of these people you don\u2019t even know.<\/p>\n

Social Media, correctly used, is a great way to tell people what you are all about.\u00a0 They get to know you as a person and appreciate your qualities before they meet you in some cases and before they decide to work with you professionally.<\/p>\n

Sure \u2013 they need to know you are successful and so the occasional new listing and\/or sale is OK but it should not be all you do on social media.<\/p>\n

Here are some tips:<\/p>\n

  1. Set up a business Facebook page, do not use your personal page<\/li>\n
  2. Write about what is happening in your patch<\/li>\n
  3. Use images and video to communicate<\/li>\n
  4. Show how you care about the people you work with \u2013 how you give welcome packs, the information you provide to buyers and sellers etc<\/li>\n
  5. Use contests and ask questions to get people engaged in your social media<\/li>\n
  6. Make it a communication channel \u2013 not just one way from you but get people to talk to you and ask you questions<\/li>\n
  7. Use the 80\/20 rule \u2013 post 80% of your content about lifestyle and 20% about you and your product.<\/li>\n<\/ol>\n
