{"id":9878,"date":"2017-07-25T03:00:47","date_gmt":"2017-07-24T17:00:47","guid":{"rendered":"https:\/\/reuncut.com.au\/?p=9878"},"modified":"2017-07-25T03:00:47","modified_gmt":"2017-07-24T17:00:47","slug":"12-real-estate-marketing-ideas","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtyuncut\/12-real-estate-marketing-ideas\/","title":{"rendered":"12 REAL ESTATE MARKETING IDEAS"},"content":{"rendered":"<p>There are so many ways to market yourself as a real estate agent.\u00a0 So many in fact that many agents try bits of each and do none of them well.<\/p>\n<p>I am going to suggest some here and no doubt you will have others you will have seen in the past that you thought would be good for you.<\/p>\n<p>Make a list of the ones that resonate with you and will work well in your area, then choose one or two and do them well.<\/p>\n<p>You also need to do them for a while, not just a week to see if it works, because anything you do will take time.\u00a0 Look at the time you spend developing it as an investment.\u00a0 Do not expect quick results.<\/p>\n<p>Here are a few ideas to get you started:<strong>\u00a0<\/strong><\/p>\n<p><strong>Develop a marketing campaign<\/strong><\/p>\n<p>Think long term.\u00a0\u00a0 Develop a campaign that will run for 12 months.\u00a0 The best way to do this is to set up a promotional calendar. A wall calendar on which you mark school holidays, public holidays, Easter, Christmas, the start of all the seasons, local fetes etc.\u00a0 It becomes the event calendar that will open opportunities for you to run and\/or sponsor events, have themed campaigns around your listing, open home and buyer activities.\u00a0 Don\u2019t forget to include buyer and seller info nights.<\/p>\n<p>Remember, while you can\u2019t do everything, you should certainly know what is happening in your patch so you can use that information in your blog and on your website.<\/p>\n<p><strong>Develop a farm area<\/strong><\/p>\n<p>There are some thoughts that say a farm area should be no more that 200 houses but I prefer to say that you should know the numbers in your area before you decide on how many properties should be in your patch.\u00a0 If people in your area sell every 10 years then, in a patch of 200, there should be a total of 20 sales every year.\u00a0 If they turn over say every 5 years, then it will mean an average of 40 sales a year.\u00a0 Unless you can achieve a very high market share, you will not be able to make a living at that level.\u00a0 You do the sums and decide.\u00a0 Then focus on that area.\u00a0 They need to know you so well that you will ALWAYS be called in.<\/p>\n<p><strong><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/07\/Lead-generation-cost.png\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-9873 aligncenter\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/07\/Lead-generation-cost-300x185.png\" alt=\"lead-generation-cost\" width=\"300\" height=\"185\" \/><\/a>Lead generation<\/strong><\/p>\n<p>Get the pipeline going.\u00a0 Leverage off every listing so that you get 2, 3, 4 or more extra listings off the back of your existing listings.\u00a0 Success breeds success.\u00a0 Here is a great way to do it \u2013 use\u00a0<a href=\"https:\/\/www.silverbullett.com.au\/\" target=\"_blank\" rel=\"noopener noreferrer\">Secret Listing<\/a>.<\/p>\n<p><strong>Listings that sell<\/strong><\/p>\n<p>Not every listing is a good listing.\u00a0 When you list a property, you should be grading it as A, B or C.<\/p>\n<p><strong><u>A Grade<\/u><\/strong><\/p>\n<ul>\n<li>Auction<\/li>\n<li>Large signboard<\/li>\n<li>$5K + VPA (Paid)<\/li>\n<li>Asking within selling zone (10% of team estimate)<\/li>\n<li>In demand property<\/li>\n<li>Had at least 3 offers<\/li>\n<li>Will sell in under 30 days<\/li>\n<\/ul>\n<p><strong><u>B Grade<\/u><\/strong><\/p>\n<ul>\n<li>Exclusive<\/li>\n<li>Signboard<\/li>\n<li>Up to $5K in VPA (Paid)<\/li>\n<li>Asking just outside selling zone (between 10% and 15% of team estimate)<\/li>\n<li>Had at least one offer<\/li>\n<li>Will not sell in under 30 days<\/li>\n<\/ul>\n<p><strong><u>C Grade<\/u><\/strong><\/p>\n<ul>\n<li>Open with signed authority<\/li>\n<li>Sign but with other agents signs as well<\/li>\n<li>No VPA or unpaid VPA<\/li>\n<li>Asking more than 15% of team estimate<\/li>\n<li>No offers<\/li>\n<li>No indication of a sale<\/li>\n<\/ul>\n<p>Your goal should be to get all your listings to A Grade as soon as possible.<br \/>\n<strong><br \/>\n<a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/07\/video.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-9875 aligncenter\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/07\/video-300x185.jpg\" alt=\"video\" width=\"300\" height=\"185\" \/><\/a>Use video and professional photography<\/strong><\/p>\n<p>This is becoming so important.\u00a0 All the great agents do not compromise on this strategy.\u00a0 Get comfortable with doing video.\u00a0 It is the best way to show your personality and when it comes time for someone to list their property they will feel as if they know you before they even meet you.\u00a0 It does not have to be Hollywood but, having said that make, sure the audio is good.\u00a0 People will put up with average production but if the audio is poor or scratchy you will lose them in seconds.\u00a0\u00a0 Don\u2019t make your videos (or audio) too long \u2013 2 to 3 mins is all you need \u2013 and try to capture their attention in the first sentence.<\/p>\n<p><strong>Work on repeat referral business \u2013 The Experience of dealing with you<\/strong><\/p>\n<p>You need to go over and above with your service levels.\u00a0 Plan to wow them with your service.\u00a0 The best way to do that is to always be contacting them.\u00a0 The most common complaint from sellers, and buyers for that matter, is that the agent does not communicate.\u00a0 Remember, for many people buying and selling real estate is a once or twice in a lifetime experience.<\/p>\n<p><strong>Your own website<\/strong><\/p>\n<p>The best way to get your branding out there is to develop your own website.\u00a0 It is good to have your listings and open homes on the site but it can become time consuming and expensive.\u00a0 Just use a link to your main agency website and have your website packed with tips on buying and selling.\u00a0 Your website can set you up as the authority.<\/p>\n<p><strong>Start a blog and use video \u2013 answer questions<\/strong><\/p>\n<p>This is where the smart operators are working.\u00a0 Setting up communities and talking to them.\u00a0 Offering advice on buying and selling, providing details of what is happening in the area.\u00a0 Use this as part of your website strategy.<\/p>\n<p><strong><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/07\/social-media.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-9876 aligncenter\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/07\/social-media-300x185.jpg\" alt=\"social-media\" width=\"300\" height=\"185\" \/><\/a>Social Media<\/strong><\/p>\n<p>People do not want to just hear about your new listings and what sales you have made but that is what most agents think they should do with social media.\u00a0 Sure, do some of that, but social media is so much more. Be careful what you put up there as well, because it is going to be there for quite a long time and it is the \u2018go to\u2019 destination for anyone wanting to find out about you when they are looking for an agent.<\/p>\n<p><strong>Killer listing presentation<\/strong><\/p>\n<p>This is where the rubber meets the road.\u00a0 This is what will make or break you.\u00a0 Everything we have talked about so far is designed to get you in the door.\u00a0 When you are there you need to be very professional.\u00a0 There is too much to this subject to do it justice here, so I will cover it in a future blog article, but in the meantime, decide that you will spend some money in this area and study the best operators because this is where you can propel yourself even if you are just average.\u00a0 Be great and you will be a star!<\/p>\n<p><strong>Build hype around your listings<\/strong><\/p>\n<p>Be a believer in every listing.\u00a0 Promote it like it is the only listing you have.\u00a0 Look for every opportunity to talk to people about your listings.\u00a0 Enthusiasm is a big part of selling anything.\u00a0 If you lack enthusiasm or belief or motivation (or whatever you want to call it) then people will avoid you and not want to deal with you. Get enthusiastic!<strong>\u00a0<\/strong><\/p>\n<p><strong>Develop a great open home strategy<\/strong><\/p>\n<p>This is show time! Remember that many people who attend your open home are likely to be future sellers.\u00a0 While you can only sell a property to one person, do not overlook the potential of all the others you meet at an open home.\u00a0 Take names, numbers and email addresses and most importantly do something with the information.\u00a0 They should go into a\u00a0<a href=\"https:\/\/www.lockedon.com.au\/\" target=\"_blank\" rel=\"noopener noreferrer\">CRM program<\/a>\u00a0and then be called, spoken to, and allocated into a category to be followed up and that way you will start to build relationships.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>There are so many ways to market yourself as a real estate agent.\u00a0 So many in fact that many agents try bits of each and do none of them well.
