WHERE DO I LOOK?"},"content":{"rendered":"<p>The best place to look for new listings is in the most in the agency.\u00a0 In the old listings file.<\/p>\n<p>Go to that file now and look for listings that were withdrawn for whatever reason.\u00a0 It does not matter why and in fact don\u2019t spend any time finding out.\u00a0 It will be a waste of your time.\u00a0 It is much better to pick up the phone and have a conversation like this:<\/p>\n<p><strong>You:<\/strong> \u201cHi.\u00a0 I am XYZ from Your Agency.\u00a0 I noticed, on going over our past unsold listings, that you had your property on the market for sale some time ago.\u00a0 Why didn\u2019t it sell?\u201d<\/p>\n<p>However they answer (and be ready for a negative answer), you simply say\u2026\u2026<\/p>\n<p><strong>You: <\/strong>\u201cWell the market has changed a lot since then, would you like me to come and update you on the current market?\u201d<\/p>\n<p>The worst they can say is no.\u00a0 Best case scenario is that they will invite you around.\u00a0 If they say no \u2013 ask if they would mind if you kept in touch so that you can update them on what is happening in the area.\u00a0 Then make sure you do.\u00a0 It is not hard, but you would be surprised at how many agents don\u2019t do it.<\/p>\n<p><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/looking-for.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-9630 alignleft\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/looking-for.jpg\" alt=\"looking-for\" width=\"356\" height=\"267\" \/><\/a>Then make sure you get the contact into your Customer Relationship Management system (CRM) and keep in touch.<\/p>\n<p>The purpose of this is to get to meet and talk to people and start to build relationships.<\/p>\n<p>Another good tip for you, from the same list, is to search out the properties that did sell and the sale date coincides with the average period of ownership in your area.\u00a0 Whether that is 5, 7 or 10 years. \u00a0Statistically speaking, these are the owners who may just be looking to sell again.<\/p>\n<p>Another suggestion is to farm around current listings \u2013 even if they are not yours.\u00a0\u00a0 I have lost count of the number of times a property has sold in a street and within a week or two another one comes on the market.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The best place to look for new listings is in the most in the agency.\u00a0 In the old listings file.
