{"id":9744,"date":"2017-06-24T12:00:43","date_gmt":"2017-06-24T02:00:43","guid":{"rendered":"https:\/\/reuncut.com.au\/?p=9744"},"modified":"2017-06-24T12:00:43","modified_gmt":"2017-06-24T02:00:43","slug":"what-is-the-fastest-way-to-get-my-first-property-listing","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtyuncut\/what-is-the-fastest-way-to-get-my-first-property-listing\/","title":{"rendered":"WHAT IS THE FASTEST WAY TO GET MY FIRST PROPERTY LISTING?"},"content":{"rendered":"<p>The first months in the real estate business are sure to be a challenge.\u00a0 At times it will seem lonely and highly competitive.<\/p>\n<p>Good agents in your office will make it look so easy.\u00a0 You will find yourself saying \u201cHow did they do that?\u201d<\/p>\n<p>Remember that they may have been at it for years and will have built up a following, a database of clients who trust them and most likely have done business with them in the past.<\/p>\n<p>So things like getting your name out, finding potential sellers, and securing your first listings are no small tasks. So how do you do that?<\/p>\n<p><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-6.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-9582 alignleft\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-6.jpg\" alt=\"inner-6\" width=\"290\" height=\"217\" \/><\/a>The short answer is to build a database and use <a href=\"https:\/\/www.lockedon.com\/\">contact management software<\/a> to maintain a relationship with people you know and meet. The golden rule here is to enter everything.\u00a0 Everyone you meet with as much detail as you can and then start communicating with them.\u00a0 You will get a lot of tips that go with a program like LockedOn.\u00a0 This is how you start to build relationships and that is what it is all about.<\/p>\n<p>Building that database is the first part of your strategy and forms part of your overall plan.\u00a0 Another part of the plan is to decide on an area in which to focus your attention \u2013 a farm area.\u00a0 This will make sure you don\u2019t spread yourself too thin.\u00a0 That is a common mistake.\u00a0 I described how to set up a farm area in a previous <a href=\"https:\/\/reuncut.com.au\/faqs\/how-do-i-get-more-property-listings-is-prospecting-that-important\/\" target=\"_blank\" rel=\"noopener noreferrer\">blog article<\/a>.<\/p>\n<p><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-5.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-9583 alignright\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-5.jpg\" alt=\"inner-5\" width=\"290\" height=\"217\" \/><\/a>Is there an area or type of home that interests you? By focusing on a niche, you can become known as the expert in that area and\/or property type.\u00a0 Don\u2019t be afraid that you will miss business by not becoming a general real estate practitioner. If you\u2019re going to farm a neighbourhood, postcode or area, a good way to start is by walking and\/or driving around the area and knocking on doors to introduce yourself.<\/p>\n<p>Remember, everyone you meet is a prospect and needs to go straight into your database.<\/p>\n<p>Ask each person for their contact information, especially e-mail addresses. Tell them you want to send them some information about the real estate market.\u00a0 Everyone is interested in what is happening to prices.\u00a0 Just tell someone at a barbecue that you are in real estate and see what happens.<\/p>\n<p><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-9584 alignleft\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-2.jpg\" alt=\"inner-2\" width=\"290\" height=\"217\" \/><\/a>Ask the people you know and meet how they prefer to be contacted \u2014 by e-mail, home or business phone or mobile. Getting a mobile number allows you to send text messages as well.\u00a0 Tell the person you would like to keep them posted about the marketplace. You can do this with <a href=\"https:\/\/irealty.com.au\/irealty\/campaigns\/about\/index.cfm?utm_source=REUncut&amp;utm_medium=Website%20Banner&amp;utm_campaign=Connect%20with%20the%20right%20people\">e-mail newsletters,<\/a> <a href=\"https:\/\/online.printforce.com.au\/\">postcards<\/a>, phone calls, and other means.<\/p>\n<p>Do not ignore those who are renting.\u00a0 \u00a0They may just be wondering if this is a good time to buy.<\/p>\n<p>Most property owners are interested in how well their property is doing in terms of price growth, even if they have no immediate plans to sell, they enjoy knowing that their home is worth \u201cX\u201d amount more than what they paid for it. \u00a0They also enjoy knowing local market conditions that affect the value of their asset.<\/p>\n<p>Don\u2019t worry about being new to the industry. There is plenty of support for new agents if you know where to look. We wil be helping soon with a program called \u201cThe Magic Bullett\u201d.\u00a0\u00a0 Watch out for that.<\/p>\n<p>Listen carefully when people talk.\u00a0 Listen for the tell-tale signs that they might be considering a change. Drive your neighbourhood and note which houses are looking improved and which owners are holding garage sales.\u00a0 These are good signs that someone could be on the move.\u00a0 You\u2019ll get a feel for which neighbours to chat to get the information about what is happening.<\/p>\n<p><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-3.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-9585 alignright\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/05\/inner-3.jpg\" alt=\"inner-3\" width=\"290\" height=\"217\" \/><\/a>People appreciate enthusiasm and are inclined to give new people a chance. If you don\u2019t have the answer, say so, but you can immediately follow up by saying you know where to get it or that you will get the answer and get back to them.\u00a0 Remember \u2013 if you make a promise to do something, make sure you do it.\u00a0 Not following up is a sure way to lose business<\/p>\n<p>Get help if you need it. Offer to help a top producer with an open house. Don\u2019t be afraid to partner with another salesperson on a listing until you learn the ropes. Take advantage of every training session your office or group offers, and <a href=\"https:\/\/reuncut.com.au\/faqs\/how-to-select-the-best-real-estate-trainer\/\" target=\"_blank\" rel=\"noopener noreferrer\">hire a coach<\/a> if you think it will help you.<\/p>\n<p>Don\u2019t lose hope. Getting your name out there is the hardest part of being new to the business.
