{"id":9738,"date":"2017-06-19T17:16:44","date_gmt":"2017-06-19T07:16:44","guid":{"rendered":"https:\/\/reuncut.com.au\/?p=9738"},"modified":"2017-06-19T17:16:44","modified_gmt":"2017-06-19T07:16:44","slug":"how-does-a-good-real-estate-agent-marketing-make-a-difference-to-sale-price","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtyuncut\/how-does-a-good-real-estate-agent-marketing-make-a-difference-to-sale-price\/","title":{"rendered":"HOW DOES A GOOD REAL ESTATE AGENT MARKETING MAKE A DIFFERENCE TO SALE PRICE?"},"content":{"rendered":"<p>There is an old saying that applies here \u2013 \u201cYou can\u2019t sell a secret\u201d.\u00a0 If a seller wants you to market a property with no commitment from them to pay for (or at least contribute to) the marketing then I am afraid you have a non-committed seller.<\/p>\n<p>Look at it this way.\u00a0 You are being asked to sell someone\u2019s most valuable asset with one hand tied behind your back.<\/p>\n<p>Many people believe that most agents have a big long list of eager buyers just waiting to buy their property.\u00a0 All the agent has to do is put the buyer in the car, drive them to the property and they will buy it.\u00a0\u00a0 Simple!<\/p>\n<p>Well if it was that easy, they wouldn\u2019t need you.\u00a0 We all know that is far from reality.<\/p>\n<p><a href=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/04\/FAQ-0004-image-2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-9416 aligncenter\" src=\"https:\/\/reuncut.com.au\/wp-content\/uploads\/2017\/04\/FAQ-0004-image-2-300x157.jpg\" alt=\"faq-0004-image-2\" width=\"585\" height=\"306\" \/><\/a><\/p>\n<p>Here is how you can explain why you need marketing:<\/p>\n<p>YOU: \u201cWhen you take a car to be repaired, you will receive a bill for labour and parts.\u00a0 Labour is the skill the mechanic has developed and the parts are what he\/she needs to fix the car.\u00a0\u00a0 It is the same with selling your property.\u00a0 The skill I bring is negotiation \u2013 that is ability to negotiate to get a buyer to pay top dollar for your property \u2013 and the marketing are the parts I need to find that buyer.<\/p>\n<p>SELLER: \u201cYes, but can\u2019t you take the marketing out of the commission?\u201d<\/p>\n<p>YOU: \u201cI have already said that the skill I bring to the table is as a negotiator.\u00a0 If I can\u2019t negotiate with you to meet what are normal business terms, then how much confidence will you have in my ability to negotiate with a buyer for your property?\u201d<\/p>\n<p>Why would you commit to investing your hard earned money to market a property when the seller gets to make the decision to sell or not.\u00a0 Ask if the seller would be happy to let you decide on the list price if you must pay for the parts to sell the property.<\/p>\n<p>There is another saying that I think is appropriate here \u2013 \u201cIf you want to check the motivation of a seller, ask for more marketing.\u201d<\/p>\n<p>Don\u2019t waste your valuable time working on properties for sellers who will not fully commit to selling.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>There is an old saying that applies here \u2013 \u201cYou can\u2019t sell a secret\u201d.\u00a0 If a seller wants you to market a property with no commitment from them to pay for (or at least contribute to) the marketing then I am afraid you have a&#8230;<\/p>\n","protected":false},"author":176692471,"featured_media":9415,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_jetpack_newsletter_access":"","_jetpack_dont_email_post_to_subs":false,"_jetpack_newsletter_tier_id":0,"_jetpack_memberships_contains_paywalled_content":false,"_jetpack_feature_clip_id":0,"_jetpack_memberships_contains_paid_content":false,"footnotes":"","jetpack_post_was_ever_published":false},"categories":[141],"tags":[],"class_list":["post-9738","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-blogs"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.8 - https:\/\/yoast.com\/product\/yoast-seo-wordpress\/ -->\n<title>HOW DOES A GOOD REAL ESTATE AGENT MARKETING MAKE A DIFFERENCE TO SALE PRICE?
