John McGrath"},"content":{"rendered":"<p>&nbsp;<br \/>\n<strong>In his column in\u00a0<a href=\"http:\/\/www.switzer.com.au\/the-experts\/john-mcgrath-property-expert\/banks-lend-a-hand-to-investors\/\" target=\"_blank\" rel=\"noopener noreferrer\">Switzer<\/a>, John McGrath discusses the\u00a0positive\u00a0lending\u00a0policies brought\u00a0on by the\u00a0banks\u00a0to help property\u00a0investors.\u00a0<\/strong><\/p>\n<h4>Here&#8217;s what he had to say:<\/h4>\n<p>It\u2019s a great signal for the market that several lenders have recently changed their policies to make it a bit easier for investors to get back in the game.<br \/>\n<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-1807\" alt=\"mcgrath\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2014\/08\/mcgrath.jpg?resize=150%2C143\" width=\"150\" height=\"143\" \/><br \/>\nLast year, the APRA-imposed 10% annual limit on investor lending growth put the brakes on investor lending.<br \/>\nBanks changed their criteria so that only the best investors with plenty of equity and serviceability were granted loans, which reduced their investment credit growth and created a better balance between their borrowings to investors and owner-occupiers.<br \/>\nCoreLogic reports that the latest housing credit growth figures shows investor housing credit has increased by 7.1% over the past year, which is the lowest it\u2019s grown since November 2013.<br \/>\n<strong>This has given some scope back to the banks to lend to more investors once again.<\/strong><br \/>\nOne recent change among the banks was Westpac\u2019s call to reduce the size of the deposit they required from investors on new loans.<br \/>\nWhile this merely brought them into line with many of their competitors\u2019 policies, it\u2019s a significant change because Westpac is Australia\u2019s biggest lender to investors.<br \/>\nI think it\u2019s a great signal that banks want to lend to more investors again now that they\u2019ve got growth under the 10% cap.<\/p>\n<h4>And demand from investors is clearly still there.<\/h4>\n<p>CoreLogic tells us that activity across their valuation platforms, which account for more than 95% of all bank valuation instructions, were up 6.7% over May, indicating an increase in mortgage-related activity.<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"28610530_l\" src=\"https:\/\/i0.wp.com\/puassets.s3-ap-southeast-2.amazonaws.com\/wp-content\/uploads\/2016\/06\/28610530_l1-300x225.jpg?resize=273%2C205\" width=\"273\" height=\"205\" \/><br \/>\nThe latest housing finance data for Sydney shows investor mortgages comprised 47.6% of new loans in March compared to the trough of 42.9% last November.<br \/>\nThis is the highest composition of investors in the marketplace since August 2015.<br \/>\nI had a chat about all these changes with Alan Hemmings, who is General Manager of McGrath\u2019s mortgage broking division, Oxygen Home Loans.<br \/>\n<strong>Alan says lenders are making changes right now for the following reasons:<\/strong><\/p>\n<ol type=\"1\">\n<li>To gain market share by aligning their policies with their competitors<\/li>\n<li>To gain market share by bettering their competitors\u2019 offers, or by creating attractive new policies such as Westpac\u2019s changes to parental leave criteria<\/li>\n<li>To reduce market risk specifically on high density housing in major cities which are facing an oversupply of apartments; and lending to foreign investors<\/li>\n<\/ol>\n<p><strong>Alan has provided a list of the most significant changes over the past month:\u00a0<\/strong><\/p>\n<ul>\n<li>Many lenders began offering further interest rate reductions on a range of products, including Westpac Group, CBA and NAB<\/li>\n<li>Macquarie Bank reduced LVRs to 70% in certain high density postcodes such as Sydney CBD<\/li>\n<li>AMP announced reductions in LVRs based on foreign income types, down to 70% for Euro, British Pounds, Japanese Yen; and 50% for Chinese Yuan<\/li>\n<li>AMP also announced it would not lend to non-residents unless one of the applicants is a citizen or resident of Australia<\/li>\n<li>Bankwest reduced the benchmark rates used across a range of products to assess serviceability for a new loan, thereby improving clients\u2019 borrowing power<\/li>\n<li>NAB changed their foreign resident policy by reducing LVRs and implementing a new verification process (contacting employer directly)<\/li>\n<li>Westpac Group (St George, Bank of Melbourne, BankSA, Westpac) made changes to parental leave policy. They will now use the income to be earned upon the applicant returning to work but the deal must service the loan during any unpaid leave period<\/li>\n<\/ul>\n<h4>A word from Alan \u2026<\/h4>\n<p>\u201cSpeaking to a broker, who is across all the policy and product changes, is more important than ever.<br \/>\nLenders are making changes to credit policy and product pricing virtually on a weekly basis right now, which makes it very hard for the ordinary consumer to understand which lender is best for their circumstances.<br \/>\n\u201cThe last thing you want is declined applications on your credit history. It\u2019s crucial that you approach the right lender from the start and a good broker will make sure that happens.\u201d<br \/>\nThanks Alan, great advice. \u00a0<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"48226298_l\" src=\"https:\/\/i0.wp.com\/puassets.s3-ap-southeast-2.amazonaws.com\/wp-content\/uploads\/2016\/06\/48226298_l-300x200.jpg?resize=300%2C200\" width=\"300\" height=\"200\" \/><br \/>\nToday, the standard variable mortgage rate is at its lowest level since 1968.<br \/>\n<strong>Go back and read that again.<\/strong><br \/>\nToday\u2019s interest rates present a phenomenal opportunity for buyers, investors and home owners alike to get a better deal on their finance and\/or to acquire their next property.<br \/>\nReal estate should always be a long-term play, so you need to consider how rates will change over the 20-30 years you\u2019ll be paying off the mortgage.<br \/>\nThere will come a time when rates go back to the average of 7-7.5% or higher, so you need to take advantage of every opportunity to buy when rates are low.<br \/>\nI also think it\u2019s worth considering fixing rates on your loans if you want that security and stability in your monthly expenses over the next 2-5 years.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
