exactly what it\u2019s supposed to at this point in the cycle. \u00a0<a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2014\/08\/mcgrath.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-1807\" alt=\"mcgrath\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2014\/08\/mcgrath.jpg?resize=150%2C143\" width=\"150\" height=\"143\" \/><\/a><br \/>\nAfter three-and-a-half years of boom-time growth, the pace of price growth is slowing down, but it\u2019s still going up.<br \/>\nThis period of moderate growth will go on for a while and that\u2019s healthy.<br \/>\n<strong>After boom conditions, you want to see some moderation in prices without major falls.\u00a0<\/strong><br \/>\nThe latest report from CoreLogic RP Data shows Sydney house prices have risen by 4.5% over the first four months of the year, with apartments not far behind at 4.2%.<br \/>\nThat\u2019s great.<br \/>\nMelbourne house prices have lifted 3.7%, also very good for this time period, while the apartment median has dropped\u00a0\u2013\u00a00.4% \u2013 reflective of some inner city oversupply right now.<\/p>\n<h4>HERE\u2019S THE RUNDOWN FOR EVERY CAPITAL CITY:<\/h4>\n<p style=\"text-align: center\"><strong>Price movements January 1 to April 30, 2016<\/strong><\/p>\n<p style=\"text-align: center\"><a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2016\/05\/20160509-houseprice_normal.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-8005\" alt=\"20160509-houseprice_normal\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2016\/05\/20160509-houseprice_normal.jpg?resize=432%2C269\" width=\"432\" height=\"269\" \/><\/a><\/p>\n<p style=\"text-align: center\"><em>Source: CoreLogic RP Data\u00a0<\/em><\/p>\n<p>Looking at the numbers on a year-on-year basis, there are only two capital cities that have experienced a decline in house prices, but it\u2019s pretty small.\u00a0<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"australia\" src=\"https:\/\/i0.wp.com\/propertyupdate.com.au\/wp-content\/uploads\/2014\/08\/1379038390570_Melbourne-Buyers-Agent-938x704-300x275.jpg?resize=271%2C248\" width=\"271\" height=\"248\" \/><br \/>\nPerth house prices are down -2.2% and Darwin house prices are down -5.2%.<br \/>\nRemember though, these cities are at a different point in the cycle to Sydney and Melbourne.<br \/>\nLast week\u2019s announcement of a further 0.25% cut in official interest rates presents further opportunity for both investors and owner-occupiers in the property arena.<br \/>\nIt doesn\u2019t mean you can borrow more, as banks will usually assess your borrowing power at the long-term average of about 7-7.5%.<br \/>\nHowever, it does mean historically low-cost repayments and a phenomenal opportunity to buy or get ahead on your current loans by making extra payments.<\/p>\n<h4>BUT THERE\u2019S A WORD OF WARNING.<\/h4>\n<p>The official cash rate is now 1.75%.<br \/>\nThat is incredibly low.<br \/>\nOfficial rate cuts mean the Reserve Bank is concerned about the economy.<br \/>\nSo, you need to think carefully before committing to a mortgage.<br \/>\nCompared to other economies around the world, we are very stable, however we have a challenge right now in transitioning from the mining boom.<br \/>\nThe most important consideration is your employment.<\/p>\n<h4>AS LONG AS YOU\u2019RE EMPLOYED, YOU CAN MAKE YOUR REPAYMENTS.<\/h4>\n<p>If you\u2019re working in a volatile industry where job losses might occur, you\u2019ll need decent back-up savings to help you through any period of unemployment. \u00a0<a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2016\/04\/323x250xoffset-account.jpg.pagespeed.ic_.3cjZImDjRV-1.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright  wp-image-7873\" alt=\"323x250xoffset-account.jpg.pagespeed.ic.3cjZImDjRV (1)\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2016\/04\/323x250xoffset-account.jpg.pagespeed.ic_.3cjZImDjRV-1.jpg?resize=258%2C200\" width=\"258\" height=\"200\" \/><\/a><br \/>\nThat said, if your job is secure and you\u2019re doing well, then this is an absolute \u2018golden era\u2019 for financing your next property purchase.<br \/>\nInterest rates are probably going to stay low for some time, with the banks still offering five-year fixed deals well below 5%.<br \/>\nThat means they still expect to make money out of new borrowers, even on that very low rate, all the way through to 2021.<br \/>\nThis should give you confidence that interest rates are going to stay low for a while.<\/p>\n<h4>TWO THINGS WORTH HIGHLIGHTING<\/h4>\n<p><strong>1. The most expensive period of your loan is the first five years.<\/strong><br \/>\nThat\u2019s when your repayments will be mostly interest and very little principal.<br \/>\nOver time, your repayments will comprise more principal and less interest as you continue to pay down the debt.<br \/>\nSo the opportunity to take out a loan with a record low interest rate for the first five years is amazing.<br \/>\n<strong>2. Interest rates have been low for a while and many people are used to this by now.<\/strong><br \/>\nEspecially young first home buyers, who have just started thinking about buying.<br \/>\nBut this is not the norm.<br \/>\nInterest rates will go up and it\u2019s important for every buyer to realise this because home loans are a long term venture.<br \/>\nOver a 30-year mortgage, you\u2019re inevitably going to have periods of high interest rates.<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"low-interest-rates\" src=\"https:\/\/i0.wp.com\/puassets.s3.amazonaws.com\/wp-content\/uploads\/2015\/07\/low-interest-rates-300x250.jpg?resize=300%2C250\" width=\"300\" height=\"250\" \/><br \/>\nSo you need to understand the opportunity before you right now.<br \/>\nWe shouldn\u2019t focus on first home owner grants and the like, interest rates as low as they are today are the best leg-up a first home buyer could ever ask for.<br \/>\nAustralia\u2019s largest mortgage broker \u2013 AFG \u2013 reports the national average for new loans is $474,360.<br \/>\nOn a 4.5% principle and interest loan for 30 years, the repayments are $2,404 per month.<br \/>\nOn a 7.5% principle and interest loan for 30 years, they are $3,317 per month.<br \/>\nSee what I mean?<br \/>\nRight now, the average Australian loan is $900 cheaper per month compared to the average.<\/p>\n<h4>THIS IS A REALLY EXCITING TIME TO BE BUYING REAL ESTATE.<\/h4>\n<p>A lot of lament occurs in property \u2013 people often talk of missed opportunities five, 10, or 20 years ago.<br \/>\nIf you\u2019re looking to create wealth, you need to look long term and take advantage of every opportunity that makes it easier.<br \/>\nNow is one of those times.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>In his column in\u00a0Switzer, John McGrath discusses the current state of the property market for buyers, and ensures that it\u2019s as good as\u00a0ever.\u00a0 HERE\u2019S WHAT HE HAD TO SAY: The market in Sydney is doing exactly what it\u2019s supposed to at this point in the&#8230;<\/p>\n","protected":false},"author":176692471,"featured_media":8006,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[13],"tags":[],"class_list":["post-8002","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-latest-story"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.5 - https:\/\/yoast.com\/product\/yoast-seo-wordpress\/ -->\n<title>A golden era for property buyers &#124;
