{"id":4940,"date":"2015-06-23T18:30:58","date_gmt":"2015-06-23T08:30:58","guid":{"rendered":"http:\/\/realestatetalk.com.au\/?p=4940"},"modified":"2015-06-23T18:30:58","modified_gmt":"2015-06-23T08:30:58","slug":"house-prices-versus-apartment-prices","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtytalk\/house-prices-versus-apartment-prices\/","title":{"rendered":"House prices versus apartment prices &#8211; John McGrath"},"content":{"rendered":"<p>In his recent column in\u00a0<a href=\"http:\/\/www.switzer.com.au\/the-experts\/john-mcgrath-property-expert\/house-prices-versus-apartment-prices\/\" target=\"_blank\" rel=\"noopener noreferrer\">Switzer<\/a>, John McGrath weighs up the benefits of buying an apartment instead of a house.<br \/>\nYou may be surprised where you can afford to live if you choose the apartment.<\/p>\n<h4>Here&#8217;s what he had to say:<\/h4>\n<p>Apartment living provides a lot of advantages and conveniences but the greatest benefit of all \u2013 particularly in our most expensive cities, is their affordability relative to houses.<br \/>\nCoreLogic RPData recently released a report that shows just how big the gap can be between house prices and apartment prices in individual suburbs, and many of Australia\u2019s most desirable areas are on the list.<br \/>\n<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"John Mcgrath\" src=\"https:\/\/i0.wp.com\/propertyupdate.com.au\/wp-content\/uploads\/2014\/06\/JohnMcgrath-300x182.jpg?resize=300%2C182\" width=\"300\" height=\"182\" \/><br \/>\nThe great message here is that apartments are affordable \u2013 and therefore accessible, to budget buyers pretty much everywhere and even in our most prized residential suburbs.<br \/>\nTake a look at CoreLogic RPData\u2019s list below \u2013 the number one suburbs in each state with the largest differential between house and apartment prices are high quality, premium locations.<br \/>\nI think some young buyers, in particular, assume that blue-chip areas are out of reach financially because they\u2019re full of multi-million dollar homes.<br \/>\nIt\u2019s a perfectly reasonable assumption but this research proves that with a decent budget, apartment buyers have more choice than they might think.<br \/>\nNationally, the suburb with the greatest difference between house and apartment prices is Centennial Park.<br \/>\nThis is a beautiful, leafy area in Sydney\u2019s Eastern Suburbs, just a short bus ride to the city and an easy walk to Oxford Street boutiques and nightclubs, as well as Paddington and Woollahra caf\u00e9 villages.<br \/>\nThe median house price is $5.105 million.<br \/>\nThe median apartment price is just under $600,000.<br \/>\nThat\u2019s a differential of 752%.<br \/>\nLook at Toorak in Melbourne \u2013 undoubtedly one of the city\u2019s finest suburbs where houses command a median price of $3 million.<br \/>\nBut you can live in an apartment for just under $675,000.<br \/>\nThat\u2019s a differential of 346%.<br \/>\nHow about Ascot in Brisbane?<br \/>\nOnce again, a highly desirable and sought-after suburb where the average house will set you back almost $1.3 million but you can buy an apartment \u2013 and enjoy all the amenities and prestige that an Ascot address carries, for just over $400,000.<br \/>\nThat is well within what we now consider to be a modest first homebuyer\u2019s budget.<br \/>\nFirst home buyers in many states are being incentivised through government grants and stamp duty concessions to buy new apartments to support our construction industry.<br \/>\nDemand for new apartments is very strong \u2013 not just from first timers but also Australian and overseas investors, so we\u2019re seeing a lot of new high rises coming online in CBD and inner city locations where big developers can get approval to build big buildings.<br \/>\nIf you don\u2019t want to live in the city, or you want to avoid the high-rise lifestyle (and the high strata levies that often come with it), you should be bookmarking small developers\u2019 websites and monitoring their projects.<br \/>\nThere are plenty of them out there and most of them are building in premium well-established suburbs.<br \/>\nThey\u2019re buying large blocks, knocking down old houses and building small boutique apartment complexes or a row of four of five townhouses often in very desirable streets.<br \/>\nSo if you\u2019re looking to buy an apartment, don\u2019t dismiss the big blue-chip suburbs in your state.<br \/>\nCheck out this list and perhaps do some research in some of these suburbs.
