The Australian Taxation Office (ATO) allows owners of income-producing properties to claim this as a tax deduction.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-weight: 400\">There are two types of depreciation. Capital works deductions (<\/span><a href=\"https:\/\/www.bmtqs.com.au\/tax-depreciation\/education\/capital-works-deduction?utm_source=realty-talk&amp;amp;utm_medium=article&amp;amp;utm_campaign=June_30\"><span style=\"font-weight: 400\">Division 43<\/span><\/a><span style=\"font-weight: 400\">) can be claimed on the building\u2019s structure and assets permanently fixed to the property. Plant and equipment depreciation (<\/span><a href=\"https:\/\/www.bmtqs.com.au\/tax-depreciation\/education\/plant-equipment-assets?utm_source=realty-talk&amp;amp;utm_medium=article&amp;amp;utm_campaign=June_30\"><span style=\"font-weight: 400\">Division 40<\/span><\/a><span style=\"font-weight: 400\">) can be claimed on items that are easily removable from the property or mechanical in nature.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><a href=\"https:\/\/www.bmtqs.com.au\/bmt-insider\/advantages-of-obtaining-a-tax-depreciation-schedule-before-june-30\/#claim-straight-away\"><b>Claim the cost of your schedule straight away<\/b><\/a><\/p>\n<p style=\"text-align: justify\"><span style=\"font-weight: 400\">A comprehensive tax depreciation schedule is required to claim the maximum amount of depreciation, compliantly, at tax time.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-weight: 400\">A depreciation schedule has a one-off cost that is 100 percent tax-deductible. One way to maximize your tax deductions before the end of the financial year is to order and pay for a depreciation schedule before 30 June, so that the fee can be claimed in this financial year.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-weight: 400\">Doing this also eliminates the risk of forgetting to claim the cost of the schedule as a tax deduction in the following financial year.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><a href=\"https:\/\/www.bmtqs.com.au\/bmt-insider\/advantages-of-obtaining-a-tax-depreciation-schedule-before-june-30\/#partial-year-claims\"><b>Partial year claims<\/b><\/a><\/p>\n<p style=\"text-align: justify\"><span style=\"font-weight: 400\">Many investors will delay ordering a depreciation schedule as they think there aren\u2019t any deductions available. This is false, depreciation deductions are available regardless of how long the property has been owned.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-weight: 400\">The total depreciation available will be calculated according to the portion of the year the property is owned. For example, if your property has been owned for three months, then 25 percent of the first year\u2019s depreciation is available.\u00a0<\/span><\/p>\n<p style=\"text-align: justify\"><b>Accelerated deductions\u00a0<\/b><\/p>\n<p style=\"text-align: justify\"><b>Immediate write-off<\/b><span style=\"font-weight: 400\">\u00a0allows any item added to a property costing less than $300 to be immediately deducted within the first year. This is regardless of how many days the property is owned in that year.<\/span><\/p>\n<p style=\"text-align: justify\"><a href=\"https:\/\/www.bmtqs.com.au\/bmt-insider\/what-exactly-is-the-low-value-pool\/?utm_source=realty-talk&amp;amp;utm_medium=article&amp;amp;utm_campaign=June_30\"><b>Low-value pooling<\/b><\/a><span style=\"font-weight: 400\"> can also be used to maximize claims over a short period of time. Low-value pooling applies to items in an investment property that are worth less than $1,000.
