{"id":25284,"date":"2016-05-19T15:00:09","date_gmt":"2016-05-19T05:00:09","guid":{"rendered":"http:\/\/realestatetalk.com.au\/?p=8091"},"modified":"2016-05-19T15:00:09","modified_gmt":"2016-05-19T05:00:09","slug":"property-buyers-want-a-sea-change-john-mcgrath-2","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtytalk\/property-buyers-want-a-sea-change-john-mcgrath-2\/","title":{"rendered":"Property buyers want a sea change  | John McGrath"},"content":{"rendered":"<p><strong>In his column in\u00a0<a href=\"http:\/\/switzer.com.au\/the-experts\/john-mcgrath-property-expert\/property-buyers-want-a-sea-change\/\" target=\"_blank\" rel=\"noopener noreferrer\">Switzer<\/a>, John McGrath discusses seachange and treechnage as the new trend in\u00a0Australian\u00a0real estate.\u00a0<\/strong><\/p>\n<h4>HERE\u2019S WHAT HE HAD TO SAY:<\/h4>\n<p>One of the new trends in Australian real estate today is young families leaving cities \u2013 particularly Sydney, in favour of seachange and treechange lifestyle locations.\u00a0<a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2014\/08\/mcgrath.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright size-full wp-image-1807\" alt=\"mcgrath\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2014\/08\/mcgrath.jpg?resize=150%2C143\" width=\"150\" height=\"143\" \/><\/a><\/p>\n<p>The boom of 2012-2015 resulted in a significant surge in property prices and our feeling was that more so than ever before, this particular boom would result in many young families considering alternatives to Sydney, especially when it comes time to upgrade to a bigger house.<\/p>\n<p>New internal migration statistics (excluding overseas migration) released by the Bureau of Statistics and analysed by CoreLogic RP Data last month indicate that this trend is indeed occurring.<\/p>\n<p>The statistics look at the top 25 regions nationally for internal migration, as calculated by comparing population changes between the 2008-09 financial year and 2014-15.<\/p>\n<p>Many of the top 25 regions are on the outskirts of cities, which is a typical destination for families in the inner or middle ring who need more space.<\/p>\n<p>However, more than half the regions are coastal or lifestyle areas, which suggests an increase in sea and treechanging.<\/p>\n<p>In many of these areas, the populations of the 0-14 and 25-64 age brackets are the fastest growing, which points to families driving the trend.<\/p>\n<p>This is significant because traditionally, it\u2019s been the downsizers or empty-nesters leaving our cities for the hills or the coast in retirement.<\/p>\n<p><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright  wp-image-5196\" alt=\"house_dreaming_12_06\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2015\/07\/house_dreaming_12_06-300x220.jpg?resize=240%2C176\" width=\"240\" height=\"176\" \/><\/p>\n<div><strong>That\u2019s still happening, but not at the rate of young families.\u00a0<\/strong><\/div>\n<p>These days, more empty-nesters are trading family homes in the suburbs for lifestyle apartments in or near their CBD.<\/p>\n<p>There\u2019s a few reasons for this \u2013 among them is the impact of the GFC.<\/p>\n<p>Seachanging and treechanging was a strong trend before the financial crisis but this has now changed, with many downsizers delaying their retirement to replenish their superannuation nest eggs.<\/p>\n<p>Downsizing closer to the city enables them to be closer to work as well as all the recreational amenities they desire.<\/p>\n<h4>FAMILY SEA &amp; TREECHANGE HOT SPOTS<\/h4>\n<p>Here are the 15 seachange and treechange areas that made the top 25 list for internal migration 2008-09 to 2014-15.<\/p>\n<p><strong>1. Sunshine Coast, QLD<\/strong>\u00a0\u2013 4,732 migrants predominantly aged 45-64 &amp; 0-14<\/p>\n<p><strong>2. Gold Coast, QLD<\/strong>\u00a0\u2013 4,610 migrants predominantly aged 0-14 &amp; 45-64<\/p>\n<p><strong>3. Geelong, VIC\u00a0<\/strong>\u2013 2,828 migrants predominantly aged 45-64 &amp; 0-14<\/p>\n<p><strong>4. Richmond-Tweed, NSW\u00a0<\/strong>\u2013 2,198 migrants predominantly aged 25-44 &amp; 0-14<\/p>\n<p><strong>5. Mornington Peninsula, VIC \u2013<\/strong>\u00a02,141 migrants predominantly aged 45-64 &amp; 25-44<\/p>\n<p><strong>6. Mid-North Coast, NSW<\/strong>\u00a0\u2013 2,057 migrants predominantly aged 45-64 &amp; 25-44<\/p>\n<p><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"8127702_l\" src=\"https:\/\/i0.wp.com\/puassets.s3-ap-southeast-2.amazonaws.com\/wp-content\/uploads\/2016\/05\/8127702_l-300x205.jpg?resize=300%2C205\" width=\"300\" height=\"205\" \/><\/p>\n<p><strong>7. Central Coast, NSW<\/strong>\u00a0\u2013 2,009 migrants predominantly aged 45-64 &amp; 0-14<\/p>\n<p><strong>8. Hunter Valley (exc Newcastle), NSW<\/strong>\u00a0\u2013 1,814 migrants predominantly aged 25-44 &amp; 45-64<\/p>\n<p><strong>9. Southern Highlands &amp; Shoalhaven, NSW\u00a0<\/strong>\u2013 1,746 migrants predominantly aged 45-64 &amp; 25-44<\/p>\n<p><strong>10. Bunbury, WA<\/strong>\u00a0\u2013 1,632 migrants predominantly aged 0-14 &amp; 25-44<\/p>\n<p><strong>11. Mandurah, WA<\/strong>\u00a0\u2013 1,554 migrants predominantly aged 45-64 &amp; 25-44<\/p>\n<p><strong>12. Sydney-Outer West &amp; Blue Mountains, NSW\u00a0<\/strong>\u2013 1,434 migrants predominantly aged 25-44 &amp; 0-14<\/p>\n<p><strong>13. Illawarra, NSW<\/strong>\u00a0\u2013 1,262 migrants predominantly aged 25-44 &amp; 0-14<\/p>\n<p><strong>14. Wide Bay, QLD<\/strong>\u00a0\u2013 1,148 migrants predominantly aged 45-64 &amp; 0-14<\/p>\n<p><strong>15.
