In his recent column in\u00a0Switzer<\/a>, John McGrath discuses which city has the greatest\u00a0population\u00a0\u00a0growth\u00a0.\u00a0<\/strong><\/p>\n

Here’s what he had to say:<\/h4>\n

Last year, Melbourne was once again named the world\u2019s most liveable city for the fifth consecutive year in\u00a0The Economis<\/em>t magazine\u2019s 2015 Global Liveability Rankings. \u00a0\"mcgrath\"<\/a><\/p>\n

It was ahead of other revered cities including Vienna in Austria; Vancouver and Toronto in Canada; and Adelaide which tied for fifth spot with Calgary in Canada.<\/p>\n

And it seems more and more people are recognising Melbourne\u2019s excellent lifestyle and relatively affordable property compared to Sydney, with new population statistics from the ABS showing Melbourne was Australia\u2019s fastest and largest growing city for 2014-15.<\/p>\n

Population growth is reported by the ABS in two ways.<\/strong><\/p>\n

Fastest growth relates to growth in percentage terms for a particular area; whereas largest growth relates to the actual number of people who moved into the area.<\/p>\n

Melbourne was No 1 by both measures in 2014-15.<\/p>\n

Why does Melbourne have the top level of population growth?<\/p>\n

There are two main factors:<\/h4>\n

1. Historically high interstate migration<\/p>\n

2. Rising overseas migration and investment<\/p>\n

Although Sydney and Melbourne are both cooling right now following the boom, we expect steady ongoing price growth, particularly for houses over\u00a0\"melbournethe next few years.<\/p>\n

But Melbourne has a bit more scope for growth because its median house price is substantially lower.<\/strong><\/p>\n

This is proving attractive to an increasing number of Sydney families struggling to afford the next level of home as their families grow.<\/p>\n

They\u2019re looking to Melbourne where jobs are plentiful and there are lots of good schools and facilities.<\/strong><\/p>\n

Over the 2014-15 year, 1,760 people per week moved to Melbourne compared to 1,600 moving to Sydney.<\/p>\n

Melbourne also remains the number 1 city of choice for foreigners (mainly Chinese) entering Australia via the Significant Investor Visa.<\/p>\n

International developers also love the city, with a Singapore company currently building what will become Australia\u2019s tallest building \u2013 a 108-storey high rise apartment complex called Australia 108, in the city\u2019s Southbank precinct.<\/p>\n

Overall, Melbourne recorded a 2.1% boost to its population in 2014-15.<\/h4>\n

Seven out of Australia\u2019s Top 10 growth areas were in Greater Melbourne and these were concentrated in the outer suburbs and inner city, which was a trend seen in many other capital cities as well.<\/p>\n

Australia\u2019s largest growth area was Cranbourne East in Melbourne\u2019s outer south-east (up by 4,600 people).\"association-152746_1280\"<\/a><\/p>\n

Next in line was South Morang (4,200) and Epping (3,300) in the outer north; and Point Cook in the outer west (3,200).<\/p>\n

Impressive growth was also recorded in inner city Melbourne (up 2,600 people).<\/p>\n

Looking beyond Melbourne, the new data also showed that outside the capital cities, the fastest growing regional population was in Queensland.<\/p>\n

Classified as \u2018Rest of State\u2019, the Queensland regions grew by a collective 1% in 2014-15 compared to 0.8% for regional NSW and 0.6% for regional Victoria.<\/p>\n

Significantly, 5 of Queensland\u2019s Top 10 largest growing areas were outside Brisbane, including:<\/strong><\/p>\n

1. Upper Coomera-Willow Vale on the Gold Coast (up by 1,500 people \u2013 the largest growth of any area outside Australia\u2019s capital cities)<\/p>\n

2. Deeragun (1,300) in northern QLD<\/p>\n

3. Pimpama (1,000) on the Gold Coast (also the fastest growing area outside any capital city, up 20%)<\/p>\n

Population growth is one of the biggest influencers of property prices in Australia.<\/p>\n

Ongoing population growth especially in undersupplied environments like Sydney and Melbourne means greater demand for housing and higher prices due to stronger competition.<\/p>\n

Here\u2019s a rundown of population growth across the capital cities, listed in order of percentage growth.<\/p>\n

Also included are the 3 fastest and largest growing areas in each state.<\/h4>\n

1. Victoria\u00a0\"demographic<\/strong><\/p>\n

  • Melbourne up 2.1%<\/li>\n
  • Fastest growth: Cranbourne East 32%, Truganina 15%, Beaconsfield-Officer 14%<\/li>\n
  • Largest growth: Cranbourne East (4,600 people), South Morang (4,200), Epping (3,300)<\/li>\n<\/ul>\n

    2. Northern Territory\u00a0<\/strong><\/p>\n

      \n
    • Darwin up 1.9%<\/li>\n
    • Fastest growth: Palmerston-South 22%; Howard Springs 17%, Darwin City 9.5%<\/li>\n
    • Largest growth: Howard Springs (810 people), Darwin City (530), Weddell (250)<\/li>\n<\/ul>\n

      3. New South Wales\u00a0<\/strong><\/p>\n

        \n
      • Sydney up 1.7%<\/li>\n
      • Fastest growth: Cobbitty-Leppington 26%,\u00a0 Homebush Bay-Silverwater 15%, Waterloo-Beaconsfield 11%<\/li>\n
      • Largest growth: Waterloo-Beaconsfield (3,100 people), Cobbitty-Leppington (2,600), Homebush Bay-Silverwater (2,400)<\/li>\n<\/ul>\n

        4. Western Australia\u00a0<\/strong><\/p>\n

          \n
        • Perth up 1.6%<\/li>\n
        • Fastest growth: North Coogee 23%, Forrestdale-Harrisdale-Piara Waters 20%, Yanchep 14%\u00a0\"population\"<\/li>\n
        • Largest growth: Baldivis (2,800 people), Forrestdale-Harrisdale-Piara Waters (2,600), Ellenbrook (2,400)<\/li>\n<\/ul>\n

          5. Queensland\u00a0<\/strong><\/p>\n

            \n
          • Brisbane up 1.6%<\/li>\n
          • Fastest growth: Pimpama 20%, North Lakes-Mango Hill 10%, Rochedale-Burbank 7%<\/li>\n
          • Largest growth: North Lakes-Mango Hill (2,500 people), Upper Coomera-Willow Vale (1,500), Deeragun (1,300)<\/li>\n<\/ul>\n

            6. Australian Capital Territory\u00a0<\/strong><\/p>\n

              \n
            • Canberra up 1.4%<\/li>\n
            • Fastest growth: ACT-South West, which includes the new suburbs of Wright and Coombs, 127% (also fastest rate of growth in Australia), Crace 28%, Harrison 23%<\/li>\n
            • Largest growth: ACT-South West (2,000 people), Harrison (1,600), Crace (810)<\/li>\n<\/ul>\n

              7. South Australia\u00a0<\/strong><\/p>\n

              • Adelaide up 0.9%\u00a0\"census<\/li>\n
              • Fastest growth: Munno Para West-Angle Vale 6%, Walkerville 4%, Seaford 3.5%<\/li>\n
              • Largest growth: Seaford (760 people), Northgate-Oakden-Gilles Plains (640), Munno Para West-Angle Vale (560)<\/li>\n<\/ul>\n

                8. Tasmania\u00a0<\/strong><\/p>\n
