{"id":25209,"date":"2015-05-07T01:00:23","date_gmt":"2015-05-06T15:00:23","guid":{"rendered":"http:\/\/realestatetalk.com.au\/?p=4409"},"modified":"2015-05-07T01:00:23","modified_gmt":"2015-05-06T15:00:23","slug":"top-5-most-affordable-suburbs-close-to-cbds-2","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtytalk\/top-5-most-affordable-suburbs-close-to-cbds-2\/","title":{"rendered":"Top 5 most affordable suburbs close to CBDs  |  John McGrath"},"content":{"rendered":"<p>In his recent column in <a href=\"http:\/\/www.switzer.com.au\/the-experts\/john-mcgrath-property-expert\/top-5-most-affordable-suburbs-close-to-cbds\/\" target=\"_blank\" rel=\"noopener noreferrer\">Switzer<\/a>, John McGrath discusses the benefits of buying in the inner suburbs of your city.<\/p>\n<p><strong>Here&#8217;s what he said:<\/strong><\/p>\n<p>Want to buy a home or investment in the inner city?<\/p>\n<p>So does pretty much everyone else, so odds are you\u2019re going to pay a premium.<br \/>\n<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright\" alt=\"John Mcgrath\" src=\"https:\/\/i0.wp.com\/propertyupdate.com.au\/wp-content\/uploads\/2014\/06\/JohnMcgrath-300x182.jpg?resize=240%2C146\" width=\"240\" height=\"146\" \/><\/p>\n<p>Statistics from Domain Group published earlier this year showed house price growth within a 10km radius of Sydney\u2019s CBD had outstripped growth in outlying areas over the past decade by a significant margin, with average prices up 71.5% in the inner ring compared to 48.4% in the middle to outer rings.<\/p>\n<p>No surprise here.<\/p>\n<p>Buy a property in the inner ring, hold it for the long term and you\u2019re onto a winning strategy.<\/p>\n<p>Supply is restricted in the inner city and there is no end of demand from both local and overseas buyers who want to live close to the action.<\/p>\n<p>Right now though in the shorter term, statistics indicate there is more price growth happening in the middle to outer ring areas and that\u2019s just normal market forces at work \u2013 we have a boom, the inner ring gets too hot; and people start adjusting their location criteria and go further out for better value.<\/p>\n<p>If you\u2019re still looking to buy a house or apartment in Sydney\u2019s inner ring \u2013 or within 10km of any other capital city in Australia, a new report from CoreLogic RPData might help.<\/p>\n<p>It reveals the Top 5 most affordable suburbs in your city\u2019s inner ring.<\/p>\n<p><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" alt=\"\" src=\"https:\/\/i0.wp.com\/www.switzer.com.au\/assets\/6609\/suburbs_normal.jpg?resize=485%2C792\" width=\"485\" height=\"792\" \/><\/p>\n<h4>Here is CoreLogic\u2019s analysis of the locations of these affordable suburbs:<\/h4>\n<p><strong>Sydney<\/strong> \u2013 all of the most affordable suburbs for houses are located south of the city close to the airport. For units, it is a bit more varied with suburbs south, east and west of the city.<\/p>\n<p><strong>Melbourne<\/strong> \u2013 the most affordable suburbs for houses are all over the city except the south. Unit suburbs are scattered all over too.<\/p>\n<p><strong>Brisbane<\/strong> \u2013 the most affordable suburbs for houses are typically in the south, the one exception is Keperra in the north-west. For units, three suburbs are south and two are north<\/p>\n<p><strong> Adelaide<\/strong> \u2013 the most affordable suburbs for houses are all north of the city. Unit suburbs are also all north except for Brooklyn Park.<\/p>\n<p><strong>Perth <\/strong>\u2013 the most affordable suburbs for houses and units are all north of the city.<\/p>\n<p><strong>Hobart<\/strong> \u2013 the most affordable suburbs for houses are on the eastern bank of the river except for Goodwood. Most unit suburbs are north of the city.<\/p>\n<p><strong>Darwin<\/strong> \u2013 the most affordable suburbs for houses and units are all north of the city.<\/p>\n<p><strong>Canberra<\/strong> \u2013 all of the most affordable suburbs for houses are situated in the Belconnen area. For units, all suburbs except Downer are either in the Woden Valley or Belconnen districts.<\/p>\n<h4>Apartments versus houses<\/h4>\n<p>One of the most important things to note here is how much more affordable inner city apartments are compared to houses.<\/p>\n<p>Look at Sydney. The most affordable suburb for houses is Turrella in Sydney\u2019s south with a median price of $839,676.\u00a0<img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignright size-thumbnail wp-image-4398\" alt=\"The 4 ways a Property Investor will pay\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2015\/05\/The-4-ways-a-Property-Investor-will-pay-150x150.jpg?resize=150%2C150\" width=\"150\" height=\"150\" \/><\/p>\n<p>The median unit price in the most affordable suburb for apartments, Eastlakes, is almost half that at $484,487.<\/p>\n<p>Apartments are no longer the poor cousin of houses and there is a lot of price growth to be had in this sector of the market in future years, especially given our ageing population.<\/p>\n<p>If you\u2019re an owner-occupier, you\u2019re purchasing more for lifestyle reasons than capital growth so obviously you\u2019ll pick the type of property that best suits your needs.<\/p>\n<p>But if you\u2019re an investor, don\u2019t consider apartments an inferior choice to houses, especially in the inner ring.<\/p>\n<p>That 10km radius around your CBD is prime investment territory.<\/p>\n<p>So I believe you can buy with confidence.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>In his recent column in Switzer, John McGrath discusses the benefits of buying in the inner suburbs of your city.
