In his recent column in\u00a0Switzer<\/a>, John McGrath\u00a0explains why it is a fantastic time to think about selling your property.<\/p>\n

Here\u2019s what he said:<\/h4>\n

We\u2019ve had two exceptional years of capital growth in Sydney and 2015 is off to a cracking start with clearance rates returning to above 80% over the first three auction weekends of this year.\u00a0<\/span><\/p>\n

You\u2019d think in this climate that home owners who have been thinking of selling would feel pretty confident about listing right now, but strangely enough, listings are down.<\/p>\n

The latest figures I\u2019ve seen from realestate.com.au show listings are down by 10% on the same time last year.<\/p>\n

Why is this happening?<\/p>\n

My guess is a lot of people are worried about selling and not being able to get back into the market because it\u2019s been rising at a 45-degree trajectory.<\/p>\n

It\u2019s understandable that sellers are worried about being caught without a home.<\/p>\n

If the market goes up another 5-10% while they\u2019re looking, it\u2019s going to cost them money.<\/p>\n

Low stock \u2013 what it means for sellers<\/h4>\n

\"Property-Game\"It means a phenomenal time to sell!\u00a0\u00a0Right now in Sydney, sellers can take advantage, not only of today\u2019s continually strong market momentum, but also the lack of competing homes to sell for a truly premium price.<\/p>\n

Lack of competition is a benefit that sellers rarely take into account and it can really have a positive impact on your sale price.<\/p>\n

People who are selling in Sydney to move to flatter markets are in the best position right now.<\/p>\n

After a big run of capital growth, we often see young families and downsizers selling to realise those gains and make the seachange to more affordable coastal communities at the same time.<\/p>\n

They get the best of both worlds \u2013 an amazing sale price and a much more affordable new home.<\/p>\n

South-East Queensland is a popular destination for Sydney seachangers and we\u2019re seeing a bit of this now, with a lot more to follow in coming years.<\/p>\n

Low stock \u2013 what it means for buyers<\/h4>\n

The short answer here is less choice, particularly after you\u2019ve weeded out the poorer quality properties.<\/p>\n

Don\u2019t settle for an inferior property in an inferior location because you\u2019re frustrated.\"hotspot\"<\/p>\n

There\u2019s actually a lot you can do to put yourself ahead of other buyers.<\/p>\n

First and foremost, you need to accept that it\u2019s a hot market and you\u2019re probably going to have to pay a premium.<\/p>\n

If you\u2019re buying for the long term, this isn\u2019t such a big deal because in 10 years\u2019 time, your property will have appreciated significantly if you buy a good quality home in a good quality location.<\/p>\n

Secondly, you need some strategy!<\/p>\n

Here are some tips:<\/h4>\n
    \n
  • See new listings first.\u00a0<\/strong>Register your details on agency databases \u2013 do a ring around. Registering for email alerts on the major portals isn\u2019t enough.\u00a0Agencies often email their database clients before putting new listings online and many also hold database-only inspections before going to market. This is a very important advantage for you, as you\u2019ll have first opportunity to buy.<\/li>\n
  • Make offers prior to auction.<\/strong>\u00a0Ask the agent if they\u2019re open to offers.<\/li>\n
  • Show you\u2019re serious.<\/strong>\u00a0When making an offer, sign the contract and attach a cheque for the deposit.\u00a0This makes your offer a lot more seductive to the vendor. Alternatively, put your offer in writing and mention you have your finance approved.<\/li>\n<\/ul>\n

    When will we see more stock?<\/p>\n

    I think if there\u2019s a more modest growth pattern going forward, this will entice more people back onto the market. For now, it\u2019s a bit of a waiting game.<\/p>\n
