The fly-in fly-out scaffolder has found his niche among the mining workforce and it\u2019s taken him from a coastal New South Wales lifestyle to the most inaccessible parts of our \u2018red centre\u2019.<\/p>\n<p>Matt said it\u2019s a well-paid gig, but there are long stretches on the job where he\u2019s in the field.<\/p>\n<p>He owns a home, but decided it was time to make plans for his family\u2019s future, so Matt began researching the best path to retirement security. His conclusion? Real estate!<\/p>\n<p>\u201cI just want to get a nest-egg started with some solid investments,\u201d Matt said.<\/p>\n<p>He contacted Propertyology and got the ball rolling with a series of conversations about his goals and preferred level of investment.<\/p>\n<p>\u201cThey sent me some info and said they could do it [help me invest] at that price point.\u201d<\/p>\n<p>Part of the process was locking in finance before the property search began in earnest, so Propertyology gave Matt a list of recommended mortgage brokers that might be able to help.<\/p>\n<p>\u201cYou don\u2019t have to use them but I liked the look of one and called him up and ended up going through him \u2013 Peter Trethowan at Astute Wilston. He was pretty good. Really straight up and everything done quick as a flash,\u201d Matt said.<\/p>\n<p>Peter was able to lock in a preapproval at Matt\u2019s preferred property price point, which meant Propertyology could proceed with unearthing the best possible investment.<\/p>\n<p>Propertyology\u2019s national market research did the hard yards by <a href=\"https:\/\/www.propertyology.com.au\/property-investors-open-your-mind-to-the-other-75-per-cent\/\">uncovering a gem of a location<\/a> \u2013 a regional city that most punters wouldn\u2019t bother to investigate yet the fundamentals are as solid as any city in Australia.<\/p>\n<p>\u201cThey came back to me with lots of research that they\u2019d done on why they chose the location,\u201d he said. \u201cThey arranged everything \u2013 it was smooth sailing.\u201d<\/p>\n<p>Matt purchased a 4-bedroom, solid brick house for only $269,000 in late-2017. The low maintenance, well presented property returns $300 per week in rent, meaning that he doesn\u2019t need to put his hand in his pocket while he watches the asset value grow over future years.<\/p>\n<p><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-23445\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2018\/11\/3-1024x536.jpg?resize=1024%2C536&#038;ssl=1\" alt=\"\" width=\"1024\" height=\"536\" \/><\/p>\n<p>\u201cIt has a park in front of it and a school behind it and is on a no-through road. You can see the ocean from the front balcony \u2013 it appealed to me.\u201d<\/p>\n<p>Having a team of professionals work for you really came to the fore during the purchase and settlement period.<\/p>\n<p>Matt said being away working in a remote location meant he was relying on Peter at Astute and Propertyology to keep the ball rolling.<\/p>\n<p>\u201cThey were doing everything for me basically \u2013 I just had to say \u2018Yay\u2019 or \u2018Nay\u2019 a few times \u2013 print out this, sign that. They suggested a property manager and I took them up on that. Never had a problem with it.\u201d<\/p>\n<p><strong>Appointing a skilled professional for both sides of the balance sheet \u2013 asset selection and loan structure \u2013 meant that Matt\u2019s best interests were very well represented. It\u2019s the only way!<\/strong><\/p>\n<p><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-23446\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2018\/11\/4.jpg?resize=600%2C600&#038;ssl=1\" alt=\"\" width=\"600\" height=\"600\" \/><\/p>\n<p>Matt said he was included in all communications, so he was always involved in the conversation without being burdened by the leg work. \u201cThey kept me in the loop with everything.\u201d<\/p>\n<p>Matt\u2019s broker, Astute Financial Wilston principal <a href=\"mailto:peter.trethowan@astutefinancial.com.au?subject=I%20liked%20your%20Propertyology%20story%20and%20would%20like%20to%20learn%20more%20about%20your%20services\">Peter Trethowan<\/a>, said mortgage brokers have become increasingly popular with investors.<\/p>\n<p>\u201cWe\u2019re finding less people are probably going to banks \u2013 our enquiry rate is probably the highest it\u2019s ever been over the last six to 12 months\u2026 over 55 per cent of loans are getting done by mortgage brokers,\u201d he said.<\/p>\n<p>Peter said, in Matts\u2019 case, he was able to weed out which of the 25 lenders on his panel would be the best fit, and he could stay across the process on Matt\u2019s behalf.<\/p>\n<p>\u201cGiven he operated remotely \u2013 by having a broker who\u2019s able to talk to him after hours helped him and also trying to assist him with obtaining different sorts of information that was needed to get the loan approved,\u201d Peter said.<\/p>\n<p>\u201cThen, after the approval was given, we were able to liaise with Matt\u2019s conveyancer and Propertyology to ensure it was going to be a smooth process given he was working away from home.\u201d<\/p>\n<p>Peter said it was great to get a loan done without dramas and working with Propertyology ensured the client was well taken care of. It\u2019s a complete arms-length relationship between Astute and Propertyology.<\/p>\n<p>Peter said another great element of working with Propertyology is their clients are ultimately buying great real estate from a financier\u2019s perspective.<\/p>\n<p>\u201cTheir clients want to invest in a property not only with good yield but also potential for capital growth.\u201d<\/p>\n<p>As for our buyer, Matt, he places a lot of value on the teamwork and says it won\u2019t be the last time he calls on Propertyology or Peter. \u201cI have no trouble recommending them to a friend or anything.\u201d<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Propertyology is a Brisbane-based buyers agency and (national) property market research firm.
