\nCASE STUDY<\/strong><\/p>\n

Naomi Findlay tore down and then built up in a house that needed a lot of work on the inside<\/p>\n

For Silk Home CEO Naomi Findlay, every renovation project begins by peeling back the layers on the property.<\/p>\n

\u201cThis property was the perfect example of a house that wasn\u2019t in horrific condition at first glance, but actually had a ton of issues once you started peeling it back for renovating,\u201d she says. \u201cUpon inspection, I also discovered there were multiple flooring and substrates, such as lino in the kitchen. Half was over the top of timber and half was over concrete slab, and then there was timber under the lounge room floor!\u201d<\/p>\n

Paint jobs also hid some nasty surprises, like animal contamination inside the walls and rotten window frames \u2013 making Findlay\u2019s commitment to doing thorough checks invaluable to her work on this property.
\n\u201cIf I hadn\u2019t carried out an inspection to find the downpipes and asbestos, then there\u2019s no way I could have made this type of profit,\u201d she says.
\nHowever, dealing with these issues also\u00a0helped Findlay to see an opportunity to\u00a0maximise the existing space for effective use.<\/p>\n

\u201cBy having my builder combine the tiny kitchen space with an adjacent unused enclosed sunroom, I managed to create a highly functional family kitchen that\u2019s double the size, along with a balanced dining and sitting room space which, proportioned to the two bedrooms, is ideal for a young family.\u201d<\/p>\n

The new space flows perfectly to the living room, and this transformation ended up being the biggest game-changer in the project, adding a lot of value to the property.<\/p>\n

\u201cEven after 114 renos, you can never, ever know exactly what is behind the walls \u2013 and I do extensive property inspections,\u201d Findlay says. \u201cSo a buffer in your budget is essential, no matter how experienced you are. The success of this project was largely due to complete budget management using my Rapid Reno Mate phone app. It kept track of my budget well, so I never overspent and had a live overview of how much money I had left for each room and sub-project.\u201d<\/p>\n
