How one smart investor is moving closer to retirement after years of stalled plans.<\/strong><\/p>\n

Kerry is a Melbourne family man who knows how tough it is to balance work and play.<\/p>\n

He loves spending time with his wife and son but combining home life with running a workplace team meant few hours remained each week to plan for the future.<\/p>\n

Kerry was keen to invest, but like so many of us, life kept getting in the way.<\/p>\n

\u201cWe just couldn\u2019t find the time. I put some (real estate) articles into a fold and kept saying, \u2018I\u2019ll get to it, I\u2019ll get to it,\u2019 and never did. I\u2019d identify where we should buy and never do anything about it, \u201d he said.<\/p>\n

Lazy equity<\/strong><\/p>\n

Kerry owned two properties that looked good on the family\u2019s balance sheet but, weren\u2019t pulling their weight in building the household\u2019s wealth.<\/p>\n

\u201cWe had plenty of equity in our home but it\u2019s like having a shoe box full of money under your bed. It wasn\u2019t working for us.\u201d<\/p>\n

He said they\u2019d also invested in a coastal property but their selection criteria wasn\u2019t particularly scientific.<\/p>\n

\u201cWe saw the opportunity for a holiday home to get away to every now and again. Prices were low so we bought,\u201d he said. \u201cWe\u2019d holidayed there and liked the area. We didn\u2019t really buy it to make money.\u201d<\/p>\n

Finding the professionals<\/strong><\/p>\n

A couple of years ago, Kerry decided that they were ready to invest further but, once again, finding the time was his biggest obstacle.<\/p>\n

He watched Sydney and Melbourne\u2019s hot run without taking the plunge himself and started feeling pangs of regret for not acting sooner.<\/p>\n

<\/p>\n

Despite not being part of the price gains, he knew there was life beyond the big capitals.<\/p>\n

\u201cI said to my wife, \u2018There\u2019s got to be opportunities out there still<\/a>. There\u2019s got to be a trickle effect where it\u2019s got to move out to the regionals or there must be capitals that haven\u2019t taken off yet.\u201d<\/p>\n

\u201cI went on a few online forums \u2013 did some research \u2013 and Simon (Pressley) and Euan\u2019s (Rose) names came up a few times with positive feedback. I thought I\u2019d have a chat with them.\u201d<\/p>\n

Kerry met with Propertyology and liked what he heard. He soon realised the time had come to outsource the hard work.<\/p>\n

\u201cI spent hours with boxes and boxes of information I\u2019d put together on possible suburbs and recommended towns and I thought, \u2018What am I trying to do this for! I know what I do, I\u2019m an expert in what I do and they\u2019re experts in what they do – so let them do it!\u201d<\/em><\/strong><\/p>\n

\u201cI should have done it ten years ago but really, it\u2019s never too late.\u201d<\/p>\n

Success<\/strong><\/p>\n

After a professional consultation, Euan came back with an investment location and proceeded to find a property that would fit Kerry\u2019s criteria.<\/p>\n

\u201cThey did all of their due diligence \u2013 they really targeted the area right down to the property they were suggesting. I rang someone I knew in the area to ask what he thought and he said, \u2018Oh mate \u2013 that\u2019s an awesome suburb.\u2019\u201d<\/p>\n

\u201cMy contact said \u2018Mate \u2013they\u2019re (Propertyology) absolutely 100 per cent on the money.\u201d<\/p>\n

Kerry bought an established three-bedroom house.<\/p>\n

Kerry said despite only recently buying the property, they\u2019re ready to go again with Propertyology.<\/p>\n

\u201cWe\u2019re going to buy another one. It was awesome, they were so professional. Any queries that we had, Euan had the answer straight away,\u201d he said.<\/em><\/strong><\/p>\n

\u201cIt\u2019s given us confidence to jump straight in again which we\u2019re going to do in the next few weeks.\u201d<\/p>\n
