{"id":21043,"date":"2018-05-02T17:12:31","date_gmt":"2018-05-02T07:12:31","guid":{"rendered":"https:\/\/realestatetalk.com.au\/?p=21043"},"modified":"2018-05-02T17:12:31","modified_gmt":"2018-05-02T07:12:31","slug":"aussie-swingers-reveal-future-rises","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtytalk\/aussie-swingers-reveal-future-rises\/","title":{"rendered":"Aussie swingers reveal future rises"},"content":{"rendered":"<p>New research has identified Australian regions where swinging relative demand will see freewheeling property owners enjoy good times.<br \/>\nProperty research site,\u00a0<a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore.com.au<\/a>\u00a0have released their half-yearly\u00a0<strong><em>LocationScore Property Swingers Report<\/em><\/strong>\u00a0\u2013 a study that lays bare demand vs. supply across Australia\u2019s\u00a020 largest Significant Urban Areas (SUA).<br \/>\n<a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a>\u00a0have also highlighted\u00a0<strong>the most promising suburbs<\/strong>\u00a0in each SUA \u2013 unearthing rising markets set for firming capital gains, according to the company\u2019s\u00a0Director of Research, Jeremy Sheppard.<br \/>\n\u201cThese hot markets are flaunting a cocktail of successful drivers that will see buyers\u2019 desire increase in the near future,\u201d Mr Sheppard said.<br \/>\n<a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a>\u00a0marked each suburb in each SUA out of 100\u00a0<u>on\u00a0<\/u><a href=\"https:\/\/www.locationscore.com.au\/how_it_works\" target=\"_blank\" rel=\"noopener noreferrer\">eight key indicators\u00a0<\/a>that illustrate demand, supply and growth prospects. The company then\u00a0aggregated these results to create a running relative-demand rating for each SUA over the past three years.<br \/>\n\u201cConcerning the target markets in our report, we\u2019ve picked SUAs instead of suburbs because when it comes to <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> property swingers, size matters,\u201d Mr Sheppard said.<br \/>\n<a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> marked each suburb in each SUA out of 100 on eight key indicators (please click this link) that illustrate demand, supply and growth prospects. They then aggregated these results to create a running relative demand rating for each SUA over the past three years.<br \/>\n\u201cConcerning the target markets in our report, we\u2019ve picked SUAs instead of suburbs because when it comes to <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> property swingers, size matters,\u201d Mr Sheppard said.<br \/>\n\u201cGiven the breadth of data researched, even minor changes to an SUA\u2019s aggregated <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> reflect a significant shift in relative demand.\u201d<br \/>\nBased on a three-year comparison, the SUAs of Bendigo (VIC), Townsville (QLD), Ballarat (VIC), Geelong (VIC) and Hobart (TAS) have become the most alluring for buyers.<br \/>\n\u201cAfter a masterful performance in the capital gains stakes last year, you\u2019d think Hobart\u2019s might have exhausted itself \u2013 but you\u2019d be wrong. Our figures show it has plenty of stamina and is set to keep going,\u201d Mr Sheppard said.<br \/>\nHobart, Townsville, Bendigo and Darwin (NT) came out on top looking at swings across a one-year period. Mr Sheppard said it was interesting to watch lesser known SUAs find their groove.<br \/>\n\u201cMany of these wall-flower locations sit outside the traditional hotbed of big city capital gains,\u201d Mr Sheppard said.<br \/>\n\u201cOur analysis reveals it\u2019s these seemingly quiet positions which can fire with the strongest demand,\u201d he said. Conversely, it\u2019s been a flaccid outcome for Wollongong (VIC) and Sydney (NSW) over both the one-year and three-year measures.<br \/>\n\u201cRegions considered the dominants of the capital growth party throughout the last half-decade are having a breather while new players take the lead and drive the action,\u201d he said.<br \/>\n<strong>A full copy of the report including all highlighted suburbs is attached.<\/strong><br \/>\n<strong>PERFORMANCE NOTES ON 13 LARGEST SUAs BY SIZE <\/strong><br \/>\n<strong>SYDNEY<\/strong><br \/>\nSydney\u2019s softening market is entrenched, according to <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a>.<br \/>\n\u201cThe results reveal Sydney\u2019s market slowdown is well and truly entrenched with buyer demand waning. Vendors must become realistic about their pricing, or risk seeing extended days on market until they reprice appropriately.\u201d<br \/>\nDespite the overall poor performance, the suburban markets of Allambie Heights,<br \/>\n<strong>Oatley<\/strong> and <strong>Annandale<\/strong> were deemed the most promising as demand still continues<br \/>\nto outstrip supply.\u201d<br \/>\n<strong>MELBOURNE<\/strong><br \/>\nMelbourne has put on a promising performance despite a reasonably flat <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> result across the three years.<br \/>\n\u201cMelbourne\u2019s median <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> never reached into the 70\u2019s in the last 3 years like it did for Sydney\u2019s boom. But Melbourne had scores in the mid to high 60\u2019s. And although there\u2019s been some recent cooling, the median is still a very entertaining 65.\u00a0This is the second highest median LocationScore for any significant urban area in<br \/>\nthe country.\u201d<br \/>\nFor investors keen to get a piece of Melbourne, Baxter, Cockatoo and Eltham show the most promise according to the report.<br \/>\n<strong>BRISBANE<\/strong><br \/>\nWhile Brisbane has been expected to show plenty of promise, it\u2019s <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> confirms a history of steady-as-she-goes demand vs. supply.<br \/>\n\u201cBrisbane\u2019s result continues the city\u2019s history of slow and steady gains and stable long-term performance. Our research shows it presents investors with an overall growth potential that is best described as \u2018measured\u2019.\u201d<br \/>\nBrisbane buyers could do well in Bray Park, The Gap and Everton Hills according<br \/>\nto the results.<br \/>\n<strong>PERTH<\/strong><br \/>\nPerth\u2019s market is coming back to a natural balance after softening dramatically during the past two years according to <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore\u2019s<\/a> figures.<br \/>\n\u201cIt will take more time for confidence to be restored and get the growth up again.\u201d<br \/>\n\u201cIt looks like the worst is now over. While Perth can enjoy a more positive outlook around its real estate, signs of strong sustained growth are still a way off. \u201d<br \/>\nThose looking to take advantage should hone in on the suburbs of Floreat, Sorrento and Padbury.<br \/>\n<strong>ADELAIDE<\/strong><br \/>\nCautious optimism is probably the best way to describe real estate markets in the City of Churches according to the report.<br \/>\n\u201cAdelaide has some highly ranked suburbs alongside some quite ordinary suburbs. This is another city showing promise but with no clear \u2018buy\u2019 signal. It\u2019s a market to watch and even dabble in, but not one to dive in head first anywhere you like \u2013 not yet anyway.\u201d<br \/>\nSuburbs worth your attention include <strong>Modbury North, Sheidow Park and Redwood\u00a0Park.<\/strong><br \/>\n<strong>GOLD COAST \u2013 TWEED HEADS<\/strong><br \/>\nThe report says it should come as no surprise the gold Coast region is full of swingers\u2026 in terms of real estate markets that is.<br \/>\n\u201cThe Gold Coast \u2013 Tweed Heads region has been doing a fair deal of swinging around over the last 3 years.\u201d<br \/>\n\u201cThis part of SEQ is looking reasonably stable but is still not showing signs of an allout boom as may have been suggested due to the Commonwealth games by many real estate commentators.\u201d<br \/>\nSuburbs of interest in this area include Mermaid Waters, Tweed Heads and Elanora.<br \/>\n<strong>NEWCASTLE &#8211; MAITLAND<\/strong><br \/>\nA softening <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> could be telegraphing the end of this regions boom run, according to the report.<br \/>\n\u201cIf it falls again next month, it might mark the start of the end of price growth in the region. Prices have climbed around 25 per cent over the last 3 years \u2013 a pretty good run.\u201d<br \/>\nThe pick of the region includes Merewether and Kotara.<br \/>\n<strong>CANBERRA \u2013 QUEANBEYAN<\/strong><br \/>\nThis regions property market has been a silent but smouldering performer, according to the report.<br \/>\n\u201cDespite not much noise being made about Canberra \u2013 Queanbeyan, it\u2019s one of the hottest markets in the country by median <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a>.<br \/>\n\u201cThere are only 3 other property markets in the top 20 significant urban areas with a better <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> at the end of March 2018: Hobart, Melbourne &amp; Geelong.\u201d Keep your eyes on Latham, Amaroo and Kaleen.<br \/>\n<strong>SUNSHINE COAST<\/strong><br \/>\nDespite some anecdotally good reports, <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> said a recent softening in the numbers for the Sunshine Coast should be watched carefully.<br \/>\n\u201cThe <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> has dropped from 63 in January to 58 in March. It\u2019s unlikely this is purely seasonal.\u201d<br \/>\nCurrumundi is a suburb worth of a second look according to the report.<br \/>\n<strong>CENTRAL COAST<\/strong><br \/>\nOne of NSWs hottest markets over the past three-years is slowing down according to the report.<br \/>\n\u201cMany property analysts speculated this was an overflow of growth from Sydney. But growth in the median value of properties in the Central Coast has exceeded the growth in properties in Sydney for most of the period when Sydney was booming.\u201d<br \/>\n\u201cDemand has definitely subdued from three years ago. The median <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> is now down to 61. A 12-point drop in three years is a significant change.\u201d<br \/>\nBuyers keen on the region should keep an eye on Kariong, Green Point and Berkeley Vale.<br \/>\n<strong>GEELONG<\/strong><br \/>\nThe Geelong region didn\u2019t really start heating up until January 2016 according to the report.<br \/>\n\u201cSince then it has piled on more heat, swinging all the way up to a head-turning<br \/>\nscore of 69 in December 2017.<br \/>\n\u201cRecently it\u2019s backed off a tad to 66. But this is still the second highest <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> for any significant urban area in the country. Expect capital growth to accelerate.\u201d<br \/>\nThe standout suburb in the region is Bell Post Hill according to <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a>.<br \/>\n<strong>WOLLONGONG<\/strong><br \/>\nWhile it\u2019s <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> has softened, the Wollongong region is still outperforming most others in the swinger stakes.<br \/>\n\u201cWollongong comes in equal 4th with Canberra \u2013 Queanbeyan in rankings of the best significant urban areas in Australia by <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a>.\u201d<br \/>\nCheck out Horsley and Bulli for Wollongong\u2019s best prospects.<br \/>\n<strong>HOBART<\/strong><br \/>\nHere\u2019s even more evidence of the strengthening demand for real estate in the Tasmanian capital, according to the report.<br \/>\n\u201cAt the end of March 2018 Hobart was ranked as the top significant urban area for growth in the country, with a <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> of 71. This is similar to the <a href=\"https:\/\/www.locationscore.com.au\/?affiliate=25\" target=\"_blank\" rel=\"noopener noreferrer\">LocationScore<\/a> Sydney had during its boom.
