As a result, it is little surprise that there is no \u2018one size fits all\u2019 renovating strategy that can work for every investor, in every situation, without fail.<br \/>\n\u201cInstead of looking for a one-size-fits-all strategy, and to account for this diverse property landscape, I like to apply a formula to my renovations,\u201d explains Naomi Findlay, CEO of Silk Home and the principal and founder of the International Institute of\u00a0Home Staging.<br \/>\n\u201cUsing a formula means the variables specific to the location, property and price point can be accounted for. This results in a renovation plan that will provide the best chance of returning the greatest profit from a project.\u201d<br \/>\nTo demonstrate how this works in action, Findlay shares the details of a property project she worked on in Newcastle, NSW.<br \/>\n\u201cThis is a great example of there being multiple options to take into consideration for the renovation plan, and the challenge was to determine the sweet spot where the profit from the project would be the greatest,\u201d she says.<br \/>\n\u201cThe property would have originally been a gun barrel miner\u2019s cottage that serviced this industrial town\u2019s steel city workforce in the early 1900s. I find these properties are such a joy to work on as they have so many redeeming features that buyers on resale are so keen to secure.\u201d<br \/>\nAssessing renovation potential<br \/>\nWhen the property was purchased for $370,000, it came with the following attributes:<br \/>\n\u2022 Run-down exterior<br \/>\n\u2022 No outdoor living space<br \/>\n\u2022 An un-level and broken slab, and a poorly built awning<br \/>\n\u2022 Fences and yards that were highly neglected<br \/>\n<strong>PROJECT BUDGET<\/strong><br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_1.JPG?w=1060&#038;ssl=1\" \/>This property was visually transformed and the end result was spectacular. These results were achieved without spending a<br \/>\nsmall fortune.<br \/>\n\u201cWhen renovating for a profit, the numbers need to speak loudly,\u201d Findlay says. \u201cDocumenting every detail of the budget and analysing it during and at the completion of the project is an essential step to the success of a renovation.\u201d<br \/>\nIn this case, the total renovation spend was around $61,000, and other costs, including property insurance, selling commission and fees, holding costs and pest inspections, came to around $19,000.<br \/>\nOf the $61,000 renovation budget, the major costs were as shown in the table.<br \/>\n<strong>THE NUMBERS<\/strong><br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_2.JPG?w=1060&#038;ssl=1\" \/><br \/>\n<strong>RENOVATION PLAN<\/strong><br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_3.JPG?w=1060&#038;ssl=1\" \/><br \/>\n<strong>Run your formula for different game plans<\/strong><br \/>\n\u201cThe first step in the renovation was to find the sweet spot in the renovation plan that would yield the greatest potential return on money invested. To do this I ran three renovation plans through my formula,\u201d Findlay says.<br \/>\n\u201cStyling was the secret weapon as it showed buyers how to live in the property\u201d<br \/>\nCrunching the numbers<br \/>\nFor each of the renovation plans(see table), Findlay calculated the following:<br \/>\n\u2022 Renovation costs (RC)<br \/>\n\u2022 Hold costs and associated fees and duties (HC)<br \/>\n\u2022 Post-renovation sale price or value (SP)<br \/>\nThen, using the buy price (BP), the potential profit for each of the renovation plans could be calculated by simply working in the numbers:<br \/>\n<strong>SP \u2013 BP \u2013 RC \u2013 HC = POTENTIAL RETURN<\/strong><br \/>\nThe results of applying this formula to each of the three scenarios indicated that the highest potential for maximising profit or return on investment would be achieved using Scenario 2. Let\u2019s have a look at the results achieved!<br \/>\n<strong>Improving street appeal\u00a0<\/strong><br \/>\n\u201cThe street appeal of a property is often one of the areas where you can add significant value. As you can see, the overall change to the street appeal of this property is dramatic. Replacing the front fence with a more traditional terraced garden bed and including cottage-style plants softened the facade, while spray-painting the fences in one colour, combined with painting the property with a light and fresh palette, instantly increased its street presence and perceived value.\u201d<br \/>\n<strong>Creating flow\u00a0and<\/strong><br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_4.JPG?w=1060&#038;ssl=1\" \/><br \/>\n<strong>harmony\u00a0<\/strong><br \/>\n\u201cMy first impression of the inside of this property was that it was the classic \u2018box of Smarties\u2019; it featured strong, dated and extremely polarising colours. The floors varied throughout and in some areas the amazing original boards had been covered over by out-of-date, damaged cork flooring. When faced with multiple flooring types and varied subfloor materials, in my opinion it is best to go over the top. In this project an engineered timber floor was laid over the top of the existing floor to provide flow, harmony and to make the spaces feel larger.\u201d<br \/>\n<strong>Using modern lighting\u00a0<\/strong><br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_5.JPG?w=1060&#038;ssl=1\" \/><br \/>\n\u201cIn the main living area we were able to achieve a new level of finish by simply paying attention to the smaller details, such as changing out the light fixtures for inexpensive, timeless options. I also included a simple white transparent roller blind, which is a great way to freshen a space. The transparent roller lets in light, screens unwanted neighbours and can minimise the impact of an out-of-date window.\u201d<br \/>\n<strong>Overhauling the kitchen\u00a0<\/strong><br \/>\n\u201cI cannot emphasise enough that if the kitchen is not highly functional and well presented, it can also be a property\u2019s biggest liability! This kitchen had very little storage, a free-standing oven, no rangehood, and no fridge space \u2026 the list could go on and on. To keep costs to a minimum, the plumbing and electrical locations remained in the original position<br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_6.JPG?w=1060&#038;ssl=1\" \/>and it was converted to a galley-style kitchen to allow for a full-size pantry, fridge space and more storage.\u201d \u201cI cannot emphasis enough that if the kitchen is not highly functional and well presented, it can also be a property\u2019s biggest liability\u201d<br \/>\n<strong>Fresh new bathroom\u00a0<\/strong><br \/>\n\u201cThe bathroom layout stayed largely unchanged; however, we optimised the space by moving the shower tapware towards the bathroom door so a wet room could be installed instead of having the shower over the bath. Prior to the renovation, the<br \/>\n<img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/au.res.keymedia.com\/files\/image\/YIP111_%2056-60_8.JPG?w=1060&#038;ssl=1\" \/>laundry sink and washing machine sat along the wall opposite to the bath; it was converted to a European laundry, with the washing machine and sink enclosed in a cupboard with bi-fold doors as the access point. This allowed the spaces to be separated from a floor planning and functional perspective.\u201d<br \/>\n<strong>A final boost: home staging and styling\u00a0<\/strong><br \/>\n\u201cIt\u2019s my experience that staging and styling a home for sale can increase the sale price by 10%, on average, and is especially important in a property like this one, that presented a challenging floor plan. Styling this project was imperative as the renovation plan did not allow for any floor plan changes.
