What are the areas\u00a0where you can save money?<br \/>\nA: To be honest, \u2018average\u2019 is a bit of a meaningless term\u00a0when it comes to kitchen renovations, because there\u00a0are just so many variables, such as size of the kitchen,\u00a0quality of finishes and appliances selected, and\u00a0whether you want to rejig the layout, which invariably bumps\u00a0up the labour costs. It\u2019s not unheard of for a high-end\u00a0property owner to splurge $50,000+ on a luxury, state-of-the art\u00a0kitchen.<br \/>\nThat said, $7,500 to $12,500 is a good ballpark to budget for\u00a0the average Joe (or 2% of your property\u2019s current value, as a\u00a0general rule).<br \/>\nThere are plenty of ways you can save money. Using\u00a0resurfacing products such as specialty tile, cabinet and\u00a0appliance paint, and even benchtop resurfacing, achieves\u00a0amazing results on a ridiculously low budget, but it\u2019s not\u00a0for everyone.<br \/>\nThe next step up is to look at whether you can get away\u00a0with keeping the existing cupboard carcasses (if they are still\u00a0in sturdy shape) and just replacing the cupboard and door\u00a0fronts. You\u2019ll probably want a new benchtop and sink as well.<br \/>\nIf you\u2019ve decided to ditch the lot and start from scratch,\u00a0then sticking with the current layout will save on additional\u00a0plumbing and electrical costs. Look at flat-pack kitchens\u00a0over custom-made, and invest time hunting down bargains\u00a0on appliances, benchtop, tapware, lighting\u2026 You can save\u00a0thousands right there.<br \/>\nTiles are really on-trend at the moment, which is great\u00a0news for budget renovators (expensive glass splashbacks\u00a0used to be compulsory for any chic kitchen). Tiles can be\u00a0picked up very cheaply and lend real wow factor to a kitchen.\u00a0If you think you\u2019re up to the task of project managing the\u00a0renovation yourself, which means employing and overseeing\u00a0the individual contractors like the electrician, plumber, tiler,\u00a0cabinetmaker, etc, then you\u2019re really talking big savings.\u00a0It all depends on the time you have to invest, the level of\u00a0responsibility you\u2019re willing to take on, how much you trust\u00a0your creative and organisational abilities, and the budget\u00a0you\u2019ve allocated.<br \/>\n<strong>RENO DEAL-BREAKER<\/strong><br \/>\nQ<strong>:\u00a0<\/strong>What are some of the things that rule out a prospective\u00a0property for you? Are there any absolute no-no\u2019s or\u00a0does it all depend on the individual property?<br \/>\nA<strong>:\u00a0<\/strong>There definitely are no-no\u2019s! They are what I call\u00a0\u2018buyer objections\u2019 and I wouldn\u2019t invest any time\u00a0further investigating a property that had one of these\u00a0black marks against it. That\u2019s because no amount of\u00a0clever renovating is going to overcome these permanent\u00a0negatives. You\u2019ll probably pick up the property much cheaper\u00a0than market average because of a major buyer objection, but\u00a0guess what \u2013 come time to sell, there will be a swag of\u00a0potential buyers that won\u2019t even give it a look-in, and those\u00a0that do, will probably be looking for a discount, just like you\u00a0did. And the negatives will be a similar turn-off for renters,\u00a0which is not great news for an investment property.<br \/>\nSome of my buyer objections are:<br \/>\n\u2022 a property on a main road (who honestly chooses\u00a0to go to sleep to the sound of thundering traffic and\u00a0squealing brakes?)<br \/>\n\u2022 close proximity to overhead powerlines or an electricity\u00a0sub-station (whether they\u2019re a health hazard or not,\u00a0there\u2019s the public perception that they are, which is\u00a0enough to put off buyers and renters)<br \/>\n\u2022 right next door to a school or recreational oval (the sound\u00a0of cheering crowds and raucous school kids won\u2019t be a\u00a0novelty for long!)<br \/>\nThere are plenty more on my list, but I think you get the\u00a0picture. If you can\u2019t fix it, don\u2019t buy it. Trust me, these\u00a0properties are not the bargain they might first appear to be.<br \/>\n<strong>WALLPAPER, YES OR NO?<\/strong><br \/>\nQ: A few of my friends have started using wallpaper\u00a0recently and I wonder if I should consider using it in my\u00a0rental apartment. Will using wallpaper date the\u00a0apartment once it\u2019s out of fashion?<br \/>\nA: I would never use wallpaper for an entire apartment,\u00a0but a feature wall here and there can be a real\u00a0eye-catcher. New-generation wallpapers are not\u00a0expensive (the cost is in the hanging) and come in\u00a0every pattern imaginable. For a rental apartment, I\u2019d be\u00a0looking at something subtle, that still draws in the eye. Think a wall at the end of a hallway or just one wall of a bedroom or\u00a0living room. And really, who cares if it dates in five or 10 years\u2019\u00a0time?
