{"id":13369,"date":"2017-08-29T07:00:07","date_gmt":"2017-08-28T21:00:07","guid":{"rendered":"http:\/\/realestatetalk.com.au\/?p=13369"},"modified":"2017-08-29T07:00:07","modified_gmt":"2017-08-28T21:00:07","slug":"missed-deductions-add-up","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtytalk\/missed-deductions-add-up\/","title":{"rendered":"Missed deductions add up"},"content":{"rendered":"<p><b>Our system to maximise your claim<\/b><br \/>\nClosed circuit television systems, garden watering systems, intercom systems and solar powered generating system assets are all assets which are often missed by property investors when claiming depreciation.<br \/>\nThese and other missed assets such as door closers, freestanding bathroom accessories, garbage bins, shower curtains and smoke alarms are part of a list we have compiled to help investors avoid missed depreciation deductions.<br \/>\nAlthough many of these items have a low depreciable value, as shown in the following table, the depreciation deductions which can be claimed for these items can add up to thousands of dollars for an investor.<\/p>\n<p style=\"text-align: center\"><a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2017\/08\/2017_TA333_Print-002.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\" wp-image-13370 aligncenter\" alt=\"2017_TA333_Print (002)\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au\/wp-content\/uploads\/2017\/08\/2017_TA333_Print-002.jpg?resize=679%2C584\" width=\"679\" height=\"584\" \/><\/a><\/p>\n<p><b>So here\u2019s our system to help investors ensure no item is missed and to maximise their depreciation deductions:<\/b><\/p>\n<ol start=\"1\">\n<li>Take note of the assets included in the above table<\/li>\n<li>If you have a depreciation schedule and you own any of these assets, confirm with your Accountant that they are included in your schedule and your depreciation claim. If items have been missed, the Australian Taxation Office will allow you to go back and amend the previous two years of missed deductions<\/li>\n<li>If you don\u2019t have a depreciation schedule you should talk to a specialist Quantity Surveyor as soon as possible<\/li>\n<li>Ensure your specialist Quantity Surveyor can outline the deductions available for assets which are eligible* to be written off immediately or added to the low-value pool<\/li>\n<\/ol>\n<p><em>*Under proposed changes outlined in draft legislation (section 2 of Treasury Laws Amendment Bill 2017), investors who exchange contracts on a second hand residential property after 7:30pm on 9th May 2017 will no longer be able to claim depreciation on plant and equipment assets.
