{"id":12574,"date":"2017-06-30T11:09:07","date_gmt":"2017-06-30T01:09:07","guid":{"rendered":"http:\/\/realestatetalk.com.au\/?p=12574"},"modified":"2017-06-30T11:09:07","modified_gmt":"2017-06-30T01:09:07","slug":"6-reasons-why-you-shouldnt-invest-in-sydney","status":"publish","type":"post","link":"https:\/\/channels.realty.com.au\/realtytalk\/6-reasons-why-you-shouldnt-invest-in-sydney\/","title":{"rendered":"6 reasons why you shouldn\u2019t invest in Sydney &#8211; Simon Pressley"},"content":{"rendered":"<p>An exodus is under way with thousands of people leaving New South Wales for more affordable property locations.<br \/>\n<a href=\"http:\/\/www.propertyology.com.au\/\" target=\"_blank\" rel=\"noopener noreferrer\">Propertyology <\/a>managing director Simon Pressley said more than 23,000 people migrated away from NSW over a 12-month period and that number was expected to escalate in the months and years ahead.<br \/>\n\u201cOne of the main reasons for leaving Sydney is that property prices have reached a ridiculous level,\u201d Pressley said.<br \/>\n\u201cOverstretching your budget to buy a home in a city that must be a lot closer to the end of its growth cycle than the start \u2013 and at risk of overheating \u2013 might not be all that it\u2019s made out to be. The foundation for all good decisions begins with reviewing 100 per cent of your options.\u201d<\/p>\n<p style=\"text-align: center\"><a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2017\/06\/Propertyology-interstate-migration1.png\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\" wp-image-12575 aligncenter\" alt=\"Propertyology-interstate-migration[1]\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2017\/06\/Propertyology-interstate-migration1.png?resize=622%2C350\" width=\"622\" height=\"350\" \/><\/a><\/p>\n<div>\nAnother reason why you shouldn\u2019t invest in Sydney is the supply pipeline is at an all- time high and doesn\u2019t look like slowing down anytime soon, he said.\n<\/div>\n<p>Pressley said NSW building commencements hit 70,000 in the year ending September 2016, yet population growth was at the same level as it was some nine years before.<br \/>\n\u201cThe argument that there is an undersupply in Sydney is not borne out by the facts,\u201d he said.<br \/>\n\u201cPopulation growth is the same as it was in 2007 when building commencements were only about 30,000.\u201d<\/p>\n<p style=\"text-align: center\"><a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2017\/06\/Propertyology-2.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\" wp-image-12576 aligncenter\" alt=\"Propertyology 2\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2017\/06\/Propertyology-2.jpg?resize=650%2C365\" width=\"650\" height=\"365\" \/><\/a><\/p>\n<div>\nThe next reason to not invest in Sydney is that it is currently in the fifth year of its growth cycle, which is already longer than the usual three- to four-year cycle, Pressley said.<br \/>\nThe fourth reason is that sinking all your money into just one asset offers no diversification of investment capital or ongoing rental cash flow.<br \/>\n\u201cAnother reason is that prices in Sydney are never going to fall dramatically,\u201d Pressley said.<br \/>\n\u201cProperty prices in Australia\u2019s largest city will always be much more expensive than anywhere else and any bureaucrat who reckons they have a solution for making it \u2018affordable\u2019 are delusional.<br \/>\n\u201cI\u2019m a huge advocate for property ownership so I encourage Sydney residents to be smart about it, think outside the square, and put a few stepping stones in place that will help them get there.\u201d<br \/>\nThe sixth reason why investing in Sydney makes no sense is that there is a plethora of other locations that have better future growth prospects as well as higher yields.<br \/>\nPressley said capital cities such as Hobart and Brisbane were viable investment alternatives, while many regional cities offered affordable property as well as strong economies.\n<\/div>\n<p>Cities like Cairns and Townsville offer a wonderful tropical lifestyle and median house prices of $400,000 or less, South East Queensland has a plethora of options and quality digs for less than $500,000, while Hobart has pristine beauty and a median house price of about $375,000, Pressley said.<br \/>\nInland regions which are held in high regard as \u201cfoodie heaven\u201d and boast unemployment rates better than the national average also have quality homes for less than $400,000, he said, including Orange, Armidale, Bendigo, Toowoomba and Launceston.<br \/>\n\u201cPropertyology has assisted a number of Australians with crunching their own numbers and weighing up the pros and cons,\u201d he says.<br \/>\n\u201cIn a lot of cases, their current savings aren\u2019t sufficient to buy in Sydney but is more than enough for a deposit on an investment property in a different part of Australia.
