Here are his take-away tips.<\/i><br \/>\n<b>1. Be nice to the valuer<\/b><br \/>\nI know it sounds petty but yes, they have feelings too. So being accessible and working with them to make a prompt time that suits all parties will leave a positive impression with them. Also, welcoming them and offering them a drink or just some common courtesy has never gone astray. Valuers may do 5 or 6\u00a0<a href=\"http:\/\/intuitivefinance.com.au\/property-valuation-expert-tips\/\">valuations<\/a> in a day, and after battling traffic etc. to get these done, just being courteous definitely won\u2019t hurt your cause.<br \/>\n<b>2. Clean your place up<\/b><br \/>\nNow, again, it\u2019s something that is very simple and easy to do but you\u2019d be surprised at how many valuations we get back with general comments about the property\u2019s presentation. Very simple things such as:<\/p>\n<ul>\n<li style=\"font-size: 1.1em\">Mow the lawns<\/li>\n<li style=\"font-size: 1.1em\">Tidy the garden (remember the old saying about first impressions lasting)<\/li>\n<li style=\"font-size: 1.1em\">Have a neat entry<\/li>\n<li style=\"font-size: 1.1em\">Vacuum and clean the property to a presentable standard<\/li>\n<li style=\"font-size: 1.1em\">Don\u2019t leave dishes in the sink or last night\u2019s cooking on the stove<\/li>\n<li style=\"font-size: 1.1em\">Don\u2019t leave clothes lying around<\/li>\n<li style=\"font-size: 1.1em\">Make sure beds are made in the bedrooms<\/li>\n<li style=\"font-size: 1.1em\">Neat and tidy bathrooms<\/li>\n<li style=\"font-size: 1.1em\">In cooler months, a scented candle burning can help too or the fire burning adding that the place is a \u201cwarm\u201d place to live<\/li>\n<\/ul>\n<p><b>3.\u00a0\u00a0\u00a0\u00a0\u00a0 <\/b><b>Get your lighting right<\/b><br \/>\nNatural light, no matter the season or where your property is, can have a huge positive impact on a property\u2019s perceived value. If you have it \u2013 use it! And if you don\u2019t have it, then use clever lighting solutions to make the place feel brighter and lighter.<br \/>\nAfter all, no one wants to live in a dungeon!<br \/>\nAnd in the southern states and the winter months, the warm glow of a fire can also make a property feel much more inviting.<br \/>\n<b>4.\u00a0\u00a0\u00a0\u00a0\u00a0 <\/b><b>Kitchens and Bathrooms<\/b><br \/>\nIt\u2019s the old saying about the wet areas that have the biggest cost \u2013 and therefore the biggest impact. If you don\u2019t have a budget to spend, ensure they are spotless.<br \/>\nIf you are <a href=\"http:\/\/intuitivefinance.com.au\/financing-home-improvements-and-renovations\/\">looking to improve<\/a> or spend some money on your property, it\u2019s often these 2 key areas that can\/will have the biggest positive impact on securing that better valuation.<br \/>\nBut remember \u2013 don\u2019t overcapitalise.<br \/>\n<a href=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2017\/06\/Andrew-Mirams-photo.jpg\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-12210\" alt=\"Andrew Mirams photo\" src=\"https:\/\/i0.wp.com\/realestatetalk.com.au.s3.amazonaws.com\/wp-content\/uploads\/2017\/06\/Andrew-Mirams-photo.jpg?resize=1060%2C491\" width=\"1060\" height=\"491\" \/><\/a><br \/>\n<b>5.\u00a0\u00a0\u00a0\u00a0\u00a0 <\/b><b>Know your market and have comparables<\/b><br \/>\nIf you know what goes on in your neighbourhood and you track local sales that are \u201ccomparable\u201d to your property, have them available.<br \/>\nA valuer will respond in a far more positive way if you\u2019ve done a bit of research have applied data to your estimate.<br \/>\nBut don\u2019t compare the massive sale of the mansion at the end of the street to your 2 bedroom apartment, sorry that\u2019s not comparable.<br \/>\n&nbsp;<br \/>\n<b>6.\u00a0\u00a0\u00a0\u00a0\u00a0 <\/b><b>Be realistic!<\/b><br \/>\nValuers aren\u2019t market makers like real estate agents. Their job is to assess \u201cFair Market Value\u201d. This doesn\u2019t mean they will offer hope of selling for an unrealistic price because someone told you that\u2019s what you can sell for. No, their job is to assess based on the market and like sales of properties to yours.<br \/>\nValuers can cop a raw deal here about \u201calways being on the low side\u201d or \u201cthey are conservative\u201d.
